I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

His knowledge and expertise are second to none, and he was able to secure me a fantastic mortgage deal. I genuinely felt that he had my best interests at heart every step of the way. Being newly qualified doesn’t automatically prevent you from getting a mortgage. However, if you’ve recently qualified as a teacher or are starting your first teaching role, you may have questions about how lenders will assess your income and employment.
Some lenders have specific criteria for Early Career Teachers (ECTs) and newly qualified teachers, including applicants who are starting a new teaching position. The exact approach can vary between lenders, so understanding your circumstances before making an application can be useful.
At Everest Mortgages, we work with teachers and education professionals and can look at your circumstances across a wide range of lenders.
This page focuses specifically on newly qualified and early-career teachers. For a broader look at mortgage options across the teaching profession, see our Mortgages for Teachers guide.
Facts at a Glance
Mortgages for Newly Qualified Teachers
- Being newly qualified doesn’t automatically prevent you from getting a mortgage.
- A confirmed teaching position may be considered as part of your income and employment evidence, depending on the lender’s criteria.
- There is no universal requirement to have a set number of years’ teaching experience before applying.
- Some lenders have specialist criteria for education professionals, including higher income multiples for eligible applicants.
- Everest Mortgages is an independent, whole-of-market mortgage broker.
Can Newly Qualified Teachers Get a Mortgage?
Yes. Being a newly qualified teacher or Early Career Teacher (ECT) does not automatically prevent you from getting a mortgage.
Lenders will look at factors such as your income, employment situation, deposit, existing commitments and overall affordability. If you have recently qualified and secured your first teaching role, your circumstances can still be considered as part of a mortgage application.
Some lenders may also have specific criteria for teachers and education professionals, so the options available can vary depending on your circumstances.

Find out how much you could borrow in minutes. No credit check, no commitment — just clear, honest mortgage advice.
Do You Need Several Years of Teaching Experience?
No. You do not necessarily need two or three years of teaching experience before applying for a mortgage.
The important thing is how your employment and income can be evidenced at the time of your application. For some newly qualified teachers, a confirmed teaching role may be enough for a lender to consider the application, subject to its criteria.
This means it can be worth exploring your options rather than assuming you need to wait until you have built up several years of experience.
Getting a Mortgage When Starting Your First Teaching Role
If you are about to start your first teaching role, you may not need to wait until your first day of work before exploring your mortgage options.
We have access to lenders that may consider your confirmed teaching contract up to three months before your start date, subject to their criteria. Your employment contract, start date and expected income may all be relevant when assessing your application.
If you’ve recently accepted a teaching position, speaking to a mortgage adviser before you start can help you understand which lender criteria may apply to your circumstances.
How Much Can a Newly Qualified Teacher Borrow?
How much you can borrow will depend on more than just your salary. Lenders will usually consider your income alongside your deposit, existing financial commitments, regular outgoings and other affordability factors.
Some specialist lenders may offer higher income multiples to eligible teachers and education professionals. In certain circumstances, this can be as high as seven times income, although this is subject to lender criteria and affordability and is not available to everyone.
We search 1000's of mortgage deals across a large number of lenders, including...

Teacher income can change as your career develops
Department for Education statistics show that teacher pay increases with years since qualification, with notable annual increases during the first five years. In 2025/26, teachers with five years since qualification had median pay more than £10,000 higher than teachers with one year since qualification.
For a newly qualified teacher, however, mortgage affordability is generally assessed using your current circumstances rather than relying solely on potential future earnings. For more information about how income multiples and specialist teacher lending can work, see our main Mortgages for Teachers guide.
You Don’t Need to Wait Until September for a Pay Rise
If you’re due a pay rise in September, you may not need to wait until then for the higher income to be considered. We have access to lenders that can use this higher income for lending and affordability up to three months ahead, subject to their criteria.

What Deposit Do You Need?
There is no single deposit amount that applies specifically to newly qualified teachers. The amount you need will depend on the property, mortgage available and your individual circumstances.
A larger deposit can sometimes give you access to a wider range of mortgage options, but a smaller deposit does not necessarily mean you cannot get a mortgage.
Housing affordability can be a particular challenge for younger teachers
Research from NASUWT found that 72% of surveyed teachers aged 30 and under believed there was insufficient affordable housing for teachers in their area. A further 32% said increases in mortgage or rent payments were affecting their finances.
This highlights why understanding your potential borrowing and mortgage options early can be useful when planning your first home purchase.
Speaking to Everest early can help you understand what may be available based on your circumstances.
Can Newly Qualified Teachers Get a First-Time Buyer Mortgage?
Yes, potentially.
If you’re buying your first home after qualifying as a teacher, being newly qualified does not automatically prevent you from applying for a first-time buyer mortgage.
Your first-time buyer status is one part of the application. The lender will still assess your income, employment circumstances, deposit, expenditure and other financial commitments. For an ECT or newly qualified teacher, one of the useful things to establish early is how much you may realistically be able to borrow. This can help you set a property budget before you begin viewing homes or making offers.
You don’t necessarily need to wait until you’ve been teaching for several years before starting this process. Some lenders may consider newly qualified teachers and confirm new teaching roles, depending on their criteria.
For more information about the wider process of buying your first home, see our First-Time Buyer’s Mortgage Guide.

Case Study
Newly Qualified Teacher First-Time Buyer
The Challenge
A newly qualified teacher was looking to buy their first home but was concerned that being at the beginning of their teaching career could limit their mortgage options. They wanted to understand how their new teaching role and income could be considered by lenders.
How We Helped
We reviewed their employment circumstances, confirmed teaching role and affordability, and considered lenders whose criteria could accommodate newly qualified teachers. We focused on finding an option that reflected their current circumstances rather than assuming they needed several years of teaching experience.
The Outcome
The client was able to move forward with a mortgage based on their new teaching role, rather than having to wait several years to build up teaching experience. This gave them a clearer understanding of what they could afford and allowed them to move ahead with their first home purchase with a mortgage suited to their circumstances.
Broker Insight: What Newly Qualified Teachers Often Get Wrong
One common misunderstanding we come across is that newly qualified teachers have to wait until they have completed their probation period before they can get a mortgage. You don’t necessarily have to wait.
If you have secured a teaching position, there may be lenders that can consider your new employment before your probation period has finished, subject to their criteria.
If you’ve just secured a teaching job but haven’t started yet, we also have access to lenders that may consider your new employment contract up to three months before your start date, subject to their criteria.
The key is understanding which lenders will consider your circumstances rather than assuming you have to wait before exploring your options.
What Documents Might You Need?
The documents required for a mortgage application will depend on the lender and your individual circumstances.
You may be asked to provide:
- Proof of identity, such as a passport or driving licence
- Proof of address
- Recent payslips, where available
- Evidence of your employment and income
- Your employment contract or details of your confirmed teaching role
- Bank statements
- Evidence of your deposit
- Details of loans, credit cards and other financial commitments
- Information about your employer and employment status
If you’re newly qualified and have recently started, or are about to start, your first teaching position, the lender may have specific requirements for evidencing your new employment and income.
You don’t need to know exactly which documents every lender will require before speaking to a mortgage adviser. The requirements can be explained based on your circumstances and the lender being considered.
Can You Apply With a Partner?
Yes, potentially.
You don’t necessarily both need to work in education to apply for a mortgage together. Some specialist lenders allow joint applications where only one applicant works in education. The exact criteria vary between lenders, so your partner’s income, employment circumstances and financial commitments will also need to be considered.
For example, if you’re a newly qualified teacher applying jointly with a partner who works outside education, the lender will assess the overall application rather than simply looking at your job title.
If either applicant has more complicated financial circumstances, such as existing credit commitments or a less straightforward employment history, this can also affect which lenders may be suitable.
Why Use a Mortgage Broker?
Your own bank is not necessarily the only lender available to you.
Different lenders can have different criteria for assessing income, employment history and affordability. This can be particularly relevant when you’re newly qualified and your teaching career is only just beginning.
As an independent, whole-of-market mortgage broker, Everest Mortgages can look across a wide range of lenders rather than being tied to one provider. We can consider your individual circumstances and research the lender criteria that may be relevant to your application.
The aim isn’t simply to find the lender that allows you to borrow the most. It’s about understanding your circumstances, considering the available options and finding a mortgage that is appropriate for your plans and affordability.
For a wider overview of mortgage options for teachers and education professionals, see our Mortgages for Teachers guide.
How the Mortgage Process Works
Getting a mortgage as a newly qualified teacher follows the same basic process as other mortgage applications.
1. Initial Conversation
We discuss your plans, income, employment, deposit and how much you may want to borrow.
2. Initial Affordability Assessment
We look at your income, expenditure, deposit and existing financial commitments to establish an initial indication of what you may be able to borrow.
3. Gather Your Information
If you decide to proceed, you’ll provide the information and documents needed to assess your circumstances properly.
4. Research Suitable Lenders
We review your circumstances and research lenders whose criteria may be suitable for your application.
5. Compare Your Options
We’ll talk you through the relevant mortgage options, including their costs, terms and features.
6. Application and Ongoing Support
Once you’ve decided how you’d like to proceed, we’ll help with the application and supporting paperwork and continue to support you through the process towards completion.
Why Everest Mortgages?
At Everest Mortgages, we have experience working with teachers and education professionals with different employment circumstances.
We understand that a newly qualified teacher can have very different circumstances from an experienced teacher, supply teacher or someone working on a fixed-term contract.
As an independent, whole-of-market mortgage broker, we can look across a wide range of lenders rather than being tied to one provider. Everest Mortgages is based in Brighton and works with clients across Brighton, East Sussex and West Sussex, as well as elsewhere in the UK.
We can help you understand how your new teaching role, income, deposit and wider financial circumstances may affect the mortgage options available to you.
Frequently asked questions
If you’re newly qualified or starting your first teaching role, you may have questions about how your employment and income could affect your mortgage options.
Here are some of the questions we commonly hear from newly qualified teachers.
Can a newly qualified teacher get a mortgage?
Potentially, yes. Some lenders have criteria that can consider Early Career Teachers and newly qualified teachers, including applicants starting a new teaching role. Your eligibility will depend on the lender’s criteria and your individual circumstances.
Do I need three years of teaching experience to get a mortgage?
No universal three-year requirement applies to every lender. Some lenders have specific criteria for newly qualified teachers and Early Career Teachers, although the requirements vary between lenders.
Can an ECT get a mortgage?
Potentially, yes. Some lenders have specialist criteria for Early Career Teachers, including applicants who are starting a new teaching position. Your income, employment circumstances and affordability will still need to meet the relevant criteria.
Can I get a mortgage if I've only just started teaching?
Potentially. You may not need to wait until you have completed your probation period before applying for a mortgage. Some lenders may consider newly qualified teachers who have recently started a confirmed teaching role, depending on their criteria and your individual circumstances.
Can a newly qualified teacher get a first-time buyer mortgage?
Yes, potentially. Being newly qualified does not automatically prevent you from applying for a first-time buyer mortgage. The lender will still assess your income, deposit, expenditure, employment circumstances and overall affordability.
How much deposit do I need as a newly qualified teacher?
There is no single deposit requirement for newly qualified teachers. The deposit you need will depend on the lender, mortgage product, property and your individual circumstances.
Can my partner apply with me if they aren't a teacher?
Potentially, yes. Some specialist lenders allow joint applications where only one applicant works in education. The exact criteria will vary between lenders and both applicants’ circumstances will be considered.
Can newly qualified teachers borrow 7 times their income?
Some eligible teachers and education professionals may be able to access higher income multiples through specialist lenders, potentially up to 7 times income. This is subject to lender criteria and affordability assessment and is not available from every lender.
Can Everest Mortgages help newly qualified teachers in Brighton and Sussex?
Yes. Everest Mortgages is based in Brighton and works with clients across Brighton, East Sussex and West Sussex, as well as elsewhere in the UK.
