Why the Cheapest Fixed Rate Wasn't the Right Choice
The Challenge
A couple approached Everest Mortgages to review their mortgage options and decide whether a 2-year or 5-year fixed-rate mortgage would be more suitable for their circumstances. At the time, the 5-year fixed rate was cheaper than the 2-year option, so based purely on the initial monthly payment, it could have appeared to be the obvious choice.
However, the clients were planning to grow their family and believed they may want to move to a larger property within the next few years. This meant that the flexibility of the mortgage was an important consideration alongside the initial rate.
Our Approach
Rather than focusing solely on which option had the lowest rate, we looked at how each fixed-rate period fitted with the clients’ future plans.
A 5-year fixed rate could have meant a longer commitment. If the clients decided to move before the fixed period ended, they could potentially have faced early repayment charges, depending on the lender and whether the mortgage could be ported to their next property.
We therefore compared the two options based on both cost and flexibility:
Although the 5-year fixed rate was cheaper, we considered the clients’ likely moving timescale and the potential consequences of being tied into a longer fixed period.
The Outcome
The clients chose the 2-year fixed rate, even though it was slightly more expensive initially. This gave them greater flexibility when their mortgage came up for review and reduced the risk of being tied into a longer fixed period if their family or housing needs changed.
The case demonstrates why the lowest mortgage rate isn’t always the most suitable mortgage. The right fixed-rate period needs to take into account not only the interest rate and monthly payment, but also a client’s future plans and the flexibility they may need.

When comparing fixed-rate mortgages, I don’t think the cheapest rate should automatically win.
A mortgage is a long-term financial commitment, so I want to understand what the client expects their circumstances to look like during the fixed period. In this case, the 5-year rate was cheaper, but the clients were planning to grow their family and thought they might need a larger property within a few years. That made flexibility more important than simply securing the lowest initial payment.
If a client needs to move before a fixed period ends, there may be early repayment charges, although some mortgages can potentially be ported to a new property depending on the lender and the circumstances. These are things that should be considered before choosing the fixed term. I always encourage clients to think about what could change during the period they are fixing their mortgage. Family plans, employment, moving home or changes to their financial circumstances can all affect whether a particular fixed term remains suitable.
Sometimes paying slightly more initially can be worthwhile if it gives you the flexibility you are likely to need later.
