John provided a five star service from start to finish. The whole process was very slick and extremely professional. Obtaining our mortgage was not a straight forward request due to being a new build property but John advised on what information we would require and spoke with all the right people to get our mortgage over the line. Will be using him again in the future.

I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!

John’s communication was outstanding throughout. No question was ever too big or too small, and he always took the time to explain everything clearly and thoroughly. Thanks to his support, I was able to navigate the entire mortgage process with complete confidence. I never once felt stressed or under pressure, which made such a difference as a first-time buyer. His knowledge and expertise are second to none, and he was able to secure me a fantastic mortgage deal. I genuinely felt that he had my best interests at heart every step of the way. Mortgages for Fixed-Term & Contract Teachers

  • Being on a fixed-term contract doesn’t automatically prevent you from getting a mortgage.
  • Contract length, renewal history and remaining term can all be relevant to a lender’s assessment.
  • An upcoming contract end date doesn’t automatically rule out a mortgage.
  • Lender criteria vary significantly, so getting advice early can help identify suitable options.
  • Everest Mortgages is an independent, whole-of-market mortgage broker.

Can You Get a Mortgage on a Fixed-Term Teaching Contract?

Yes, being employed on a fixed-term teaching contract does not automatically mean you cannot get a mortgage. While some lenders may have stricter criteria for non-permanent employment, others may consider fixed-term teachers depending on their individual circumstances. The nature and length of your contract, how long you have been employed, your previous employment history and your income can all be relevant when a lender assesses your application.

For example, a teacher who has worked consistently on a series of fixed-term contracts may present a different application from someone who has only recently started their first teaching contract.

This is why it is important not to assume that your employment status rules you out. Lenders have different criteria for assessing fixed-term and contract workers, and the options available can depend on the wider picture.

If you’re a teacher on a fixed-term contract, understanding your circumstances and the lender criteria before applying can help you avoid unnecessary applications and focus on potentially suitable mortgage options. If you’re exploring your wider options as a teacher, see our Teachers’ Mortgages guide for more information.

How Do Lenders Assess Fixed-Term Contract Teachers?

fixed term contract teacher mortgage

Lenders can assess fixed-term contract teachers differently from permanently employed teachers. There is no single approach across the market, so the same contract could be treated differently by different lenders.

Your employment history can be particularly important when applying as a contract teacher. In many cases, lenders will want to see around 12 to 24 months of employment history when assessing a fixed-term contract worker.

However, we have access to one or two lenders that may take a shorter view, with around six months of history in certain circumstances.

The lender may consider the length of your current contract, how much time remains and whether you have previously worked on fixed-term contracts.

A contract with a significant amount of time remaining may be viewed differently from one that is approaching its end date.

If you have regularly had fixed-term teaching contracts renewed, this may be relevant when a lender considers the continuity of your employment.

Your previous contracts can help provide context around your current employment, particularly if you have maintained a consistent history of working in teaching.

Your contracted teaching salary will usually form an important part of the affordability assessment. Depending on the lender, additional income may also be considered where it can be evidenced and meets their criteria.

The important point is that lenders assess fixed-term employment differently. Your current contract is only part of the picture, so your employment history, contract history and income can all be relevant when identifying suitable lenders.

We’ll talk you through the relevant mortgage options, including their costs, terms and features.

Once you’ve decided how you’d like to proceed, we’ll help with the application and supporting paperwork and continue to support you through the process towards completion.

What Types of Fixed-Term Teaching Contracts Can Be Considered?

mortgage for fixed term contract teacher

Fixed-term teaching contracts can take several forms, and the circumstances behind the contract can vary considerably.

A one-year contract with a school or education provider does not automatically prevent you from applying for a mortgage. The remaining term and your wider employment history may be relevant.

Teachers on longer fixed-term contracts may have a different employment profile from someone whose contract is due to finish shortly.

Temporary contracts can also be considered in some circumstances, although lender criteria will vary depending on the nature of the employment and the evidence available.

Some teachers move between fixed-term contracts or have their contracts renewed regularly. This employment history may provide useful context for a lender assessing the application.

If your current contract is approaching its end date but you expect to continue working, the timing and evidence available at the point of application may be relevant.

The way each situation is assessed can vary, so your individual circumstances matter.

Can You Get a Mortgage if Your Fixed-Term Contract Is Due to End?

teacher mortgage on fixed term contract

Having a fixed-term contract that is approaching its end date does not automatically mean you cannot get a mortgage.

What matters is how a lender assesses your employment history and the likelihood of continued employment. For contract teachers, many lenders will want to see around 12 to 24 months of employment history, while some lenders may consider around six months in certain circumstances.

Your previous teaching contracts, any history of renewals and evidence of continued employment may all be relevant to the assessment. The remaining term of your current contract can also affect which lenders may consider your application.

The timing of your application can therefore be important. Getting advice before your contract reaches its end date may give you more time to understand which lenders could potentially consider your circumstances.

If your work is more variable or you work across different schools without a consistent fixed-term contract, our Supply Teacher Mortgages guide covers that situation in more detail.

What Income Can Be Used for a Fixed-Term Teacher Mortgage?

Your contracted teaching salary will usually be an important part of assessing how much you may be able to borrow. However, lenders can differ in how they treat additional or variable income.

Teacher salaries can vary depending on experience, location and role. From September 2026, the Government says the average teacher salary in England will be over £52,800, with minimum starting salaries above £34,000.

Get Into Teaching – Teacher Pay

Your actual mortgage borrowing will still depend on the income a lender accepts, your outgoings and its affordability criteria.

For example, some teachers may receive additional income through extra responsibilities, allowances, overtime or other education-related work. Whether this income can be included in an affordability assessment will depend on the lender’s criteria and the evidence available.

If you have more than one source of teaching income, this can also be relevant to your application. A lender may want to understand where the income comes from, how regular it is and whether it is expected to continue. It is important not to assume that every type of additional income will be accepted. Lender criteria can vary significantly, particularly where income is variable.

You Don’t Need to Wait Until September for a Pay Rise

If your salary is due to increase in September, you may not always have to wait until the higher salary appears on your payslip.

We have access to lenders that may use your higher contracted income for lending and affordability calculations up to three months ahead, subject to their criteria.

This could be useful if you are planning to apply for a mortgage around the time of the annual teacher pay increase, as the higher income may be taken into account before it appears on your payslip.

Could You Borrow Up to 7 Times Your Income?

Some teachers may be able to access mortgage lending at higher income multiples, potentially up to 7 times their income, depending on the lender and their individual circumstances. However, this is not available to every borrower and should not be assumed simply because you work in teaching.

Lenders will consider factors such as your income, affordability, deposit, credit profile and employment circumstances when deciding how much you can borrow. For teachers on fixed-term contracts, the way your employment is assessed can also be relevant.

At Everest Mortgages, we can help you explore whether higher income multiples may be available based on your circumstances and identify lenders that could potentially support your borrowing needs.

Your potential borrowing is also not based on salary alone. Lenders will consider your regular outgoings, existing financial commitments, deposit and overall affordability when assessing a mortgage application.

Does a Fixed-Term Contract Affect Your Mortgage Rate?

Being on a fixed-term contract does not automatically mean you will be charged a higher mortgage rate.

Your employment status can affect which lenders and mortgage products you may be eligible for, but the rate itself can depend on other factors, including your loan-to-value (LTV), the mortgage product selected and the lender’s criteria.

For example, two borrowers with similar incomes could potentially have access to different mortgage rates because they have different deposits or borrowing requirements.

This is why it is useful to separate mortgage eligibility from mortgage pricing. Having a fixed-term contract may affect the range of lenders available to you, but it does not automatically determine the interest rate you will pay.

How Much Deposit Do You Need?

There is no single deposit requirement specifically for teachers on fixed-term contracts.

The amount you need will depend on the mortgage products available to you, the property price, how much you need to borrow and the lender’s criteria.

Your loan-to-value (LTV) is the percentage of the property’s value you are borrowing. For example, if you have a £30,000 deposit on a £300,000 property, you would need to borrow £270,000, giving you an LTV of 90%.

A larger deposit can potentially give you access to a wider range of mortgage products and different rates, although this is not the only factor lenders consider.

If you’re buying your first home, you may also want to explore our First-Time Buyer Mortgages guide for more information once available.

What Documents Do Fixed-Term Teachers Need?

contract teacher mortgage

The documents required will depend on the lender and your individual circumstances, but you may be asked to provide evidence such as:

  • Your current employment contract
  • Recent payslips
  • Bank statements
  • Evidence of previous employment or fixed-term contracts
  • P60s, where applicable
  • Proof of your deposit
  • Identification and proof of address
  • Details of existing financial commitments

If your contract has been renewed previously, or you have a new contract due to start, additional evidence may be relevant.

Having your documents organised before making an application can help make the process smoother. It can also help demonstrate your employment history and income clearly, particularly where your circumstances are less straightforward than those of a permanently employed applicant.

The exact documents required will vary between lenders, so you may not need every item listed above.

Fixed-Term Teacher Mortgages for Different Career Situations

Fixed-term employment can look very different depending on your wider circumstances.

If you are relatively new to teaching and have started your career on a fixed-term contract, your current employment and available income will be important parts of your application.

If you have just secured a teaching job but have not started yet, you may not need to wait until your start date to apply for a mortgage. We have access to lenders that may consider your new employment contract up to three months before you start, subject to their criteria.

A teacher with several years of employment history may have a longer record of working in education, even if their current role is fixed-term.

Moving from one fixed-term teaching role to another does not necessarily mean your circumstances will be assessed in the same way as someone with gaps between contracts. Your wider employment history can provide important context.

If you have recently returned to teaching after a career break or period away from employment, the reason for any gap and your current circumstances may be relevant.

Some teachers have additional responsibilities or other sources of education-related income. The way this income is treated can vary between lenders.

Ultimately, the same type of fixed-term contract can look very different depending on the individual’s wider circumstances.

Being on a fixed-term contract does not automatically mean you will have worse mortgage options than a permanently employed teacher.

The difference is that lenders may assess your employment circumstances differently, particularly where your contract is approaching its end date or your employment history includes several fixed-term roles.

Case Study

A Fixed-Term Teacher Securing a Mortgage

The client was working on a fixed-term teaching contract and was concerned that the defined end date could make it harder to secure a mortgage. With their contract approaching its end date, they wanted to know whether lenders would consider their employment history and whether they would still have suitable borrowing options.

We looked beyond the end date of the current contract and considered the client’s wider employment history, previous teaching contracts, income and overall affordability. We then researched lenders with criteria that could take fixed-term employment and contract history into account, rather than assuming a permanent contract was required.

The client was able to move forward with a mortgage despite being employed on a fixed-term contract. By identifying lenders that looked at the full picture rather than simply the contract end date, we helped the client understand their options and move towards their property purchase with greater confidence.

Broker Insight: What Fixed-Term Teachers Often Misunderstand

One common misunderstanding is that fixed-term and contract teachers are assessed in exactly the same way as permanently employed teachers. The end date on your contract does not tell the whole story.

In many cases, lenders will require around 12 to 24 months of employment history when assessing a contract teacher. However, we also have access to one or two lenders that may take a shorter view, with six months of history in certain circumstances.

This means a shorter contract does not necessarily mean you have fewer options. Your previous contracts, employment history and the lender’s approach to contract employment can all make a difference. Knowing which lenders to approach can therefore be just as important as the contract you currently have.

Why Use a Mortgage Broker for a Fixed-Term Teacher Mortgage?

Finding a mortgage can be more complicated when your employment has a defined end date. Different lenders can have different approaches to fixed-term contracts, employment history and income, so simply looking for the lowest advertised rate may not give you the full picture.

A mortgage broker can look at your circumstances first and help identify lenders whose criteria may be more suitable for your situation.

At Everest Mortgages, we are an independent, whole-of-market mortgage broker. We can look at your employment situation, income, deposit and borrowing requirements before helping you understand the mortgage options available to you.

You can also use our mortgage calculator to get an initial idea of your potential borrowing and monthly repayments. If you’re looking for local advice, our mortgage broker Brighton page explains more about the mortgage support we provide across Brighton and the surrounding areas.

This can be particularly useful if you have had several fixed-term contracts, your current contract is approaching its end date or your income includes additional teaching-related earnings.

FAQs

Frequently asked questions

If you’re on a fixed-term teaching contract, you may have questions about how your employment could affect your mortgage options. Here are some of the most common questions fixed-term and contract teachers ask.

Yes, a fixed-term teaching contract does not automatically prevent you from getting a mortgage. Lenders can have different criteria for non-permanent employment, so your contract length, employment history, income and wider circumstances may all be considered.

Potentially. The fact that your teaching contract is temporary does not automatically mean you will be declined. Lenders may assess your employment history, current income and contract circumstances differently, so it is important to understand which criteria may apply to you.

There is no universal minimum contract length across all lenders. Many lenders will look for around 12 to 24 months of employment history when assessing a contract teacher, while some lenders may consider around six months in certain circumstances. Your current contract, previous employment history and income can all be relevant.

An approaching contract end date does not automatically rule out a mortgage. A lender may consider your employment history, previous contract renewals or evidence of continued employment. The lender’s approach to fixed-term employment can also be important, particularly if your current contract is coming to an end.

Potentially. A history of regularly renewed teaching contracts may be relevant when a lender assesses the continuity of your employment. However, this does not guarantee acceptance, as lenders will assess the full circumstances of your application.

Not necessarily. Your employment type can affect which lenders may consider your application, but mortgage rates are also influenced by factors such as LTV, the product selected and lender criteria.

It may be possible, but supply teaching can involve different income and employment circumstances from a fixed-term contract. Read our Supply Teacher Mortgages guide for more information.

Some lenders may consider previous fixed-term contracts when assessing your employment history. A consistent record of teaching employment can help provide context around your current contract, although each lender will have its own criteria.
