I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

Being turned down for a mortgage because of past credit problems can make buying a home in Brighton feel out of reach. But a low credit score, CCJ, default, missed payment or previous IVA does not automatically mean you cannot get a mortgage.
At Everest Mortgage Services, we help Brighton borrowers with difficult credit histories understand which mortgage options may be available to them. We look beyond a single credit score and consider the wider circumstances behind your credit history, including how recent the issue was, how much you owe and whether your finances have since improved.
High street banks may have strict lending criteria, while specialist lenders can take a different approach. As a whole-of-market mortgage broker in Brighton, we can search across a wide range of lenders to identify options that fit your circumstances, rather than repeatedly applying and risking unnecessary credit searches.
We understand the Brighton property market and the challenges created by its higher property prices. If you have been refused a mortgage or are worried your credit history will prevent you from buying, speak to us for a free, no-obligation assessment of your options.

What is a bad credit mortgage?
A bad credit mortgage is a mortgage for borrowers whose credit history may not meet the lending criteria of mainstream banks. That could include a past CCJ, default, IVA, missed payment, debt management plan or a low credit score.
Specialist lenders assess these issues differently. They may consider factors such as how recent the problem was, whether the debt has been settled, your current income and how affordable the mortgage is now.
The trade-off can be a higher deposit or interest rate than a standard mortgage. The right option depends on your circumstances, not simply your credit score.
Types of bad credit we help with
Credit problems can affect mortgage applications in very different ways. A CCJ from several years ago is not the same as a recent default, and a low credit score on its own tells a lender very little about why you may have been declined. Our role is to look at the detail and establish which lenders are realistic for your circumstances.
County Court Judgments (CCJs)
A CCJ does not automatically rule out a mortgage. Lenders can differ significantly in how they assess the amount, date and status of a judgment. A satisfied CCJ may be viewed differently from one that remains unpaid, particularly when considering how recently it was registered.
We can assess the judgment alongside the rest of your finances and identify lenders whose criteria accommodate your particular circumstances. The options available can be quite different depending on the details of the CCJ, which is why mortgages with CCJs require careful lender selection.
Defaults
The age and size of a default can make a substantial difference to your mortgage options. Lenders may also consider whether it has been settled and how your finances have been managed since it occurred.
Before approaching lenders, we can review the details of your defaults and establish which criteria you are likely to meet. This is especially important when you have more than one default or a recent entry on your credit history. The right default mortgages depend heavily on how recent and significant the defaults are.
Individual Voluntary Arrangements (IVAs)
An IVA can make obtaining a mortgage more difficult, but the position is not necessarily permanent. Some specialist lenders may consider borrowers after an IVA has ended, while certain circumstances may allow an application during the arrangement.
Timing matters here. We can assess where you currently stand, discuss the lenders that may consider your circumstances and explain what could strengthen your position before you apply. This is particularly important when considering IVA mortgages, where lender criteria can vary considerably.
Debt Management Plans (DMPs)
A current or previous DMP will need to be considered alongside your outstanding debts, income and repayment history. Lender criteria vary, so applying to a mainstream bank without checking its position first can lead to an avoidable rejection.
Our whole-of-market approach allows us to look beyond the usual high-street criteria and focus on lenders prepared to consider applicants with a DMP. For borrowers in this position, debt management mortgages can provide options that may not be available through a standard high-street application.
Missed or Late Payments
Recent missed payments can have more impact than older ones, but the type of payment, amount owed and frequency of the arrears can all matter. A single late payment may be assessed very differently from a pattern of repeated arrears.
We will look at the dates and circumstances rather than treating every missed payment as an automatic reason to decline your application. If the payments are older and your finances have since stabilised, the overall picture may be more favourable than your credit score suggests.
Low Credit Score
Your credit score is not the figure a mortgage lender uses to make its final decision. Each lender has its own assessment criteria and may place greater weight on your income, affordability, deposit, existing commitments and credit history.
If your score is low but there are no major adverse entries, you may have more mortgage options than you expect. Improving your financial position before applying can also make a difference. Simple steps such as checking your credit history for errors, keeping payments up to date and maintaining accurate address information can help. Our advice on how to improve your credit score can be useful if you are not yet ready to make a mortgage application.
Repossessions
A previous repossession is one of the more serious credit issues a lender can encounter, but it does not necessarily prevent future borrowing. The circumstances surrounding the repossession, how long ago it occurred and your financial position since then can all affect the assessment.
Cases like this need careful lender selection. We can review your history before an application is submitted and focus on lenders with criteria suited to your circumstances.
We search 1000's of mortgage deals across a large number of lenders, including...
How our bad credit mortgage service works
Getting a mortgage with a complicated credit history can involve more moving parts than a standard application. Our job is to take control of those details and keep the process moving.
1. Start with a Conversation
Tell us what has happened, what you want to buy and where you are financially. We’ll discuss your circumstances, answer your questions and explain what needs checking before any lender is approached. There is no obligation to proceed.
2. Get Your Paperwork in Order
Once you decide to move forward, we’ll help you gather the information needed for your application. This can include income evidence, bank statements, identification, details of existing borrowing and your credit history. Having the right information from the outset helps prevent avoidable delays later.
3. We Research the Right Lenders
This is where our whole-of-market access becomes important. Rather than sending your application to a lender simply because its mortgage looks attractive, we assess its criteria against your circumstances first.
We consider the details that could affect the application and narrow down the realistic options. We’ll then explain the available mortgages, including the rate, fees, deposit requirements and any important conditions.
4. Agree Your Mortgage Option
Once you know which option makes sense, we can arrange a mortgage in principle where appropriate. This gives you a clearer idea of your borrowing position before you commit to a property. It can also put you in a stronger position when dealing with estate agents in Brighton.
5. We Manage the Application
Found the right property? We’ll help prepare and submit the full mortgage application and deal with the lender throughout the process.
If the lender asks for further documents or clarification, we’ll explain exactly what is needed. We’ll also keep track of progress rather than leaving you to chase different parties yourself.
6. From Offer to Completion
Once your mortgage offer is issued, we’ll go through the important terms with you and remain available while the purchase moves towards completion.
The relationship does not simply stop when you get the keys. When your circumstances or mortgage deal change later on, we can review your options again.

Brighton property market and bad credit buyers
Buying in Brighton with a difficult credit history comes with a second question beyond “Can I get a mortgage?” You also need to know what kind of property is realistic for your budget and whether a lender will actually accept the property you choose.
Brighton Prices Can Make the Deposit the First Hurdle
The latest ONS data puts the average house price across Brighton and Hove at £404,000 in May 2026, with the average mortgage-funded purchase at £408,000. Flats and maisonettes averaged £293,000, compared with £469,000 for terraced properties. (ONS, May 2026)
For someone with past credit problems, that difference between a flat and a house matters. A buyer who can manage the mortgage and deposit for a property around £300,000 may have very different affordability requirements when looking at a property closer to £470,000.
The figures also vary considerably across Brighton. In the BN1 postcode district, the average sold price was £500,545, while flats averaged £308,179. (Rightmove, July 2026)
If you want to work out how much deposit you may need for a Brighton property, our mortgage deposit calculator can help you estimate the figures before you start viewing properties.
Flats, Regency Conversions and Older Brighton Homes
Flats are a major part of the Brighton market, particularly around central Brighton, Kemptown and the seafront. Many buyers are looking at converted period buildings rather than modern apartment blocks.
That can work well for a borrower with a smaller deposit, but the property itself still has to satisfy the lender. Lease length, service charges, the construction of the building, commercial use and other property-specific factors can all affect mortgageability.
Kemptown is a good example. Flats made up the majority of its sales over the last year, averaging £314,036, compared with £543,356 for terraced properties. (Rightmove, July 2026)
If the flat is located above a commercial premises, our guide to mortgages for flats above shops in Brighton explains some of the additional lending considerations that may apply.
So if you have a CCJ or default and are looking at a period flat in Kemptown, we need to consider two things separately: your credit history and the property itself.
BN2 Gives Buyers a Wider Mix
BN2 covers a broad stretch of Brighton, from areas close to the centre through to Moulsecoomb, Bevendean and parts of the eastern side of the city.
The latest sold-price data shows an overall BN2 average of £462,758. Terraced properties averaged £485,331, flats £293,480 and detached properties £664,810. (Rightmove, July 2026)
There are also sizeable differences between neighbourhoods. In Moulsecoomb, for example, the overall average was £350,742, with flats averaging £253,643 and terraced homes £372,914. (Rightmove, updated July 2026)
For someone rebuilding their finances after a period of bad credit, these lower-priced parts of Brighton can change the numbers considerably. A smaller mortgage can mean a more manageable affordability assessment and a deposit that is actually achievable.
Patcham and the Northern Side of Brighton
If you need more space, moving north can open up a different type of property. Patcham has a much stronger mix of houses than the central Brighton market. Its overall average sold price was £527,241, with semi-detached properties averaging £529,962, and detached homes £619,211. (Rightmove, July 2026)
This can suit a family with a complicated credit history that has since stabilised and now needs a three-bedroom home rather than a city-centre flat.
But a higher property price means the mortgage needs to work harder. That makes accurate affordability assessment particularly important before you start making offers.
What We See with Brighton Buyers
Bad credit does not describe one type of Brighton buyer. It might be a first-time buyer who has spent years renting while recovering from missed payments. It could be a couple who now have stable incomes but one partner has an old CCJ. Another buyer may have a larger deposit but a recent default that rules out some mainstream lenders.
If you are buying your first home in the city, our first-time buyer mortgage advice in Brighton explains the local mortgage options and considerations in more detail.
There are also buyers who have a very specific Brighton property in mind. A period flat near the centre, a converted Regency property or a house further north can each create different lending considerations.
That is why we do not separate the borrower from the property when assessing a case. Your credit history, deposit, income and the property you want to buy all need to work together.

Brighton Bad Credit Mortgage: An Illustrative Case Study
Hover over each stage to follow the journey
Stage 01
The Situation
A Brighton first-time buyer had saved for several years but had been rejected by two mainstream lenders. The problem was a £2,500 CCJ, registered around three years earlier after a period of financial difficulty. The CCJ had since been satisfied, and their income and monthly finances were now stable.
They were looking at a £320,000 flat in Brighton and had built an £80,000 deposit, giving them a 75% loan-to-value requirement.
Stage 02
The Problem
The buyer’s current finances were not the main concern. It was the combination of the previous CCJ and the lender criteria being applied to it.
Rather than making another application and hoping for a different result, Everest reviewed the credit history, deposit, income and proposed property together. The age and satisfied status of the CCJ were particularly relevant when assessing which lenders could consider the case.
Stage 03
How We Helped
We researched the available lender criteria before submitting an application and identified a specialist route that was more suitable for the buyer’s circumstances.
The buyer was then able to proceed with a mortgage application based on a £240,000 mortgage and £80,000 deposit, subject to the lender’s full underwriting and valuation.
Stage 04
The Outcome
The application progressed to a mortgage offer, allowing the buyer to continue with the purchase of the Brighton flat.
The important point was not simply finding a lender that accepted CCJs. It was making sure the lender’s criteria matched the age and status of the CCJ, deposit, affordability and property before submitting the application.
The figures and circumstances above are fictional and are provided to demonstrate how a bad credit mortgage case may be assessed. Actual lender criteria, rates, borrowing amounts and outcomes vary according to individual circumstances and the property being purchased.
Broker Insight
Before Applying Again, Understand Why You Were Declined
Being declined for a mortgage can be frustrating, but making another application straight away may not address the reason for the original decision. If you have a history of missed payments, defaults, a County Court Judgment (CCJ) or an Individual Voluntary Arrangement (IVA), it is worth understanding how a lender may view your circumstances before applying again.
Here are three things to consider before your next application:
Review your credit reports
Check the information held by the credit reference agencies for errors or outdated details. If something appears incorrect, contact the relevant agency or creditor to ask for it to be investigated.
Understand the details of the credit issue
Lenders may consider the type of issue, its date, whether it has been settled and the circumstances surrounding it. Different lenders apply different criteria.
Review affordability and your deposit
Your current income, regular commitments, deposit and proposed mortgage repayments all matter alongside your credit history.
Be careful with multiple applications
It is also worth being careful about making multiple applications without first understanding which lenders may be suitable. Some applications involve hard credit searches, which can appear on your credit report.
At Everest Mortgage Services, we help borrowers in Brighton review their circumstances and understand which mortgage options may be worth exploring. A previous refusal does not automatically determine the outcome of a future application, but approval will always depend on the lender’s criteria and assessment.
Taking time to understand your position before applying again can help you make a more informed decision about your next steps.
Think your credit history has ruled you out?
A previous CCJ, default, IVA or missed payment does not tell you what mortgage you can get today. The important question is how your credit history looks now, what you can afford and which lenders are prepared to consider your circumstances.
If a high-street bank has already said no, or you simply want to know where you stand before making another application, speak to Everest Mortgage Services.
We can review your circumstances, discuss your deposit and borrowing requirements, and explain which mortgage routes may be realistic. You can have that initial conversation without committing to an application.

Frequently asked questions
Can I get a bad credit mortgage for a flat in Brighton?
Potentially, yes. The property itself will still need to meet the lender’s requirements. This can matter with converted period buildings, short leases, unusual construction or flats above commercial premises. We assess the property alongside your credit history rather than assuming every Brighton flat will be acceptable.
Can I get a mortgage if my partner has bad credit but I don't?
Possibly. A joint application means the lender will normally consider both applicants, so your partner’s credit history can affect the case. However, the impact depends on the nature and timing of the credit problems, your combined income, deposit and the lender’s criteria. We can compare the implications of applying jointly with the alternatives available.
Can I get a mortgage after being refused by my bank in Brighton?
A previous refusal does not necessarily mean another lender will decline you. Banks use their own lending criteria, so the reason for the rejection matters. Before making another application, we can establish what caused the first refusal and whether a different lender is more appropriate.
Can I buy a Brighton property if my CCJ is still unpaid?
It can be possible, although an unpaid CCJ can restrict your lender options more than a satisfied one. The amount, registration date and circumstances surrounding the judgment all matter. We would need to assess the details before identifying suitable lenders.
Does the property type matter when I have bad credit?
Yes. Your credit history is only one part of the lender’s assessment. A lender may be comfortable with your financial circumstances but have restrictions on certain properties. This can be particularly relevant in Brighton, where buyers may encounter converted Regency and Victorian properties, leasehold flats and buildings with unusual layouts.
