I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

Bad credit mortgage broker Hove
Having bad credit does not automatically prevent you from getting a mortgage in Hove. If you have missed payments, defaults, a CCJ, IVA or previous bankruptcy, you may still have borrowing options, although your choice of lenders and mortgage rates can be more limited.
Everest Mortgage Services helps borrowers with adverse credit assess their circumstances, understand what lenders are likely to consider and identify suitable mortgage options.
As an independent, whole-of-market broker, we can look beyond the high street and approach specialist lenders where appropriate.
Whether you are a first-time buyer, moving home or remortgaging in Hove, we can help you understand your options before you make a mortgage application.
today
Find out how much you could borrow in minutes. No credit check, no commitment — just clear, honest mortgage advice.
Types of bad credit we help with
A credit problem is only one part of a mortgage application. Lenders also consider when it happened, how much was owed, whether the debt has been settled and what your finances look like today. That distinction matters in Hove, where property prices can make affordability and lender criteria particularly important.
A bad credit mortgage may still be an option, depending on your circumstances. Everest Mortgage Services assesses the details behind your credit history before identifying lenders whose criteria are more likely to fit your situation.
County Court Judgments (CCJs
CCJs do make mortgages a little more difficult to get, but the situation can vary. Lenders will look into when the CCJ was filed, if it was paid, and how much it was. An older, paid CCJ can look a lot different than an unpaid recent CCJ.
Mortgages with CCJs are available through specialist lenders, depending on the age, status and amount of the judgment and your wider financial position.
Defaults
Having a personal loan, credit card, or other accounts that are in default can still make you eligible for a mortgage. Lenders can determine default balance, how recently the default occurred, and personal history when assessing your application.
We can look at your situation with you and determine which lenders may be willing to accept your situation before you apply for a default mortgage.
Individual Voluntary Arrangements (IVAs)
IVAs present hurdles to securing a mortgage. An IVA will affect lending criteria for a substantial amount of time after its completion. However, some lenders may consider applications to lend before the IVA has been settled.
When looking at IVA mortgages, we assess the full picture rather than focusing on the IVA alone. Your deposit, income, existing commitments and financial stability can all influence the available options. We can also help you decide whether applying now makes sense or whether waiting could put you in a stronger position.
Debt Management Plans (DMPs)
Being on a DMP can make mortgage borrowing more complicated because it shows that you are still managing outstanding debts through an agreed repayment plan. Lenders will consider the DMP as part of your overall financial assessment, and some may have strict criteria for applicants with an active arrangement.
Debt management mortgages can still be an option with specialist lenders, depending on your income, repayment history, deposit and wider financial position. We can assess how your DMP affects your mortgage prospects and focus on lenders whose criteria are more suitable for your circumstances.
Missed or Late Payments
The impact of a missed payment depends on the circumstances behind it. A recent missed mortgage payment, for example, may concern a lender more than an isolated late payment on a mobile phone contract from several years ago.
Lenders may consider:
- How many payments were missed
- How recently the missed payments occurred
- What type of credit account was affected
- Whether payments have been maintained since the issue
We review the details behind your missed payments alongside your wider financial circumstances, rather than judging your mortgage prospects solely from the information shown on your credit report. This helps us identify lenders whose criteria are more appropriate for your situation.
Low Credit Score
A low credit score does not automatically mean your mortgage application will be declined. The score shown by a credit reference service may also differ from the assessment used by a mortgage lender. Lenders can look more closely at your payment history, income, deposit, existing debts and the reasons behind previous credit problems.
If you have time before applying, taking sensible steps to improve your credit score can strengthen your overall financial profile. We can also assess your current position and help you understand whether applying now or waiting is likely to give you better mortgage options.
We can show you the pain points in your application and help you understand if the application is worth submitting now or if it is better to improve your finances first.
Repossessions
Having a past repossession is a more serious form of adverse credit history, and may severely affect your ability to get a mortgage, but it is not the end of your ability to be a homeowner. The factors that will most affect lender decisions will be the year your repossession occurred, the reasons for the repossession, how much debt was left, and your financial history after the repossession.
Instead of applying to lenders one by one, we can explain the reasons for your repossession and look for specialised lenders that may accept your situation.
Bankruptcy
Bankruptcy may severely affect your ability to obtain a mortgage for a considerable period of time, and especially for the short period after your bankruptcy is discharged. However, every lender is different, and the time since your bankruptcy, your financial situation, and your application may affect what options you have.
If bankruptcy is part of your credit history, we may be able to establish which lenders may take your situation into account and what conditions we may have for you to submit an application.
We search 1000's of mortgage deals across a large number of lenders, including...
Why people in Hove need a bad credit mortgage
Buying a property in Hove can be challenging when your credit history has a few problems behind it. Common situations include:
- Redundancy, relationship breakdown, business difficulties or unexpected expenses may have resulted in missed payments, defaults or a CCJ. Your finances may be stable now, but those past issues can still affect a mortgage application.
- You may have saved a deposit for a flat, period conversion or family home but find that your bank will not lend because of your credit history.
- A rejection from one lender does not mean every mortgage provider will refuse you. Specialist lenders can have different criteria for assessing adverse credit.
- Applying without knowing a lender’s criteria can lead to avoidable declines. Getting the right advice first can help you focus on lenders more likely to consider your circumstances.
We consider your credit history alongside your income, deposit, existing commitments and the Hove property you want to buy. This helps establish which mortgage options are genuinely worth pursuing.
How our bad credit mortgage process works
Getting a mortgage with adverse credit does not need to feel like a guessing game. Everest Mortgage Services keeps the process clear, from the first conversation through to completion.
1. Start with a Conversation
Tell us what you are looking to do, how much you want to borrow and anything that could affect your application. We can discuss your circumstances without putting you under pressure to proceed.
2. Review Your Mortgage Position
We look at your income, deposit, commitments, credit history and the type of Hove property you are considering. This gives us a more accurate picture of your borrowing position.
3. Find Suitable Mortgage Options
We search across the market, including specialist lenders, and narrow the options down to mortgages that fit your circumstances. We will explain the key costs, rates and lending requirements before you decide.
4. Arrange a Decision in Principle
Once you know which option you want to pursue, we can help arrange a Decision in Principle. This gives you a clearer indication of what you may be able to borrow when viewing properties in Hove.
5. Submit The Full Application
After you have an offer accepted on a property, we help prepare and submit the mortgage application. We can deal with lender queries and keep the process moving while your application is assessed.
6. Get Ready for Completion
Once the mortgage offer is issued, we remain involved through to completion. We can help you understand the offer and liaise with the relevant parties where needed, so you know what is happening as your Hove purchase progresses.

Hove property market and bad credit mortgages
Hove has a varied housing market, with flats, period conversions, terraced homes and larger semi-detached properties all forming part of the local market. That matters when you have adverse credit because the amount you need to borrow can vary significantly depending on the type of property you choose.
Flats are particularly common in Hove. The average sold price for a flat was £350,741 over the last year, compared with £644,525 for terraced properties and £740,771 for semi-detached homes. Across Hove, the overall average sold price was £538,607, with prices 1% lower than the previous year. (Rightmove, August 2026)
The BN3 postcode shows a similar spread. Properties sold for an average of £542,469 over the last year, while flats averaged £353,905 and terraced homes averaged £655,803. (Rightmove, August 2026)
For someone with a poor credit history, these price differences can shape the mortgage strategy. A first-time buyer with a settled CCJ or older defaults may be looking at a Hove flat rather than a higher-priced house. The mortgage still needs to work for the property’s lease, construction, service charges and other lender requirements, not just the borrower’s credit history.
Home movers can face a different situation. Someone moving from an existing Hove flat into a larger terrace may have useful equity but also need substantially more borrowing. Across Brighton and Hove, the average price paid by former owner-occupiers moving home was £493,000 in May 2026. (ONS, July 2026)
This is where specialist mortgage advice can make a practical difference. Everest Mortgage Services looks at the property you want alongside your deposit, income, existing commitments and credit history, helping you establish which mortgage options are realistic for buying in Hove.

A first-time buyer looking for a mortgage in Hove
The situation
A first-time buyer approached Everest Mortgage Services after finding a flat in Hove but struggling to find a lender comfortable with his credit history.
He had saved a £55,000 deposit and agreed to purchase a Hove flat for £365,000. His main concern was a £2,800 CCJ registered around three years earlier. The CCJ had been satisfied, and his income was now stable, but he did not know which lenders would consider his circumstances.
What was the problem
His previous credit issue narrowed the number of lenders available to him. Making applications without understanding individual lender criteria could have resulted in unnecessary declines. The property also needed to meet the lender's requirements, so the credit history was only one part of the assessment.
How Everest Mortgage Services helped
We reviewed his credit history, income, monthly commitments and deposit before looking at suitable mortgage providers. The application was matched with a lender prepared to consider a satisfied CCJ of that age. We also assessed the proposed borrowing against the Hove property before proceeding.
The mortgage required £310,000 of borrowing, giving the buyer an approximately 85% loan-to-value mortgage against the £365,000 purchase price.
The outcome
The buyer was able to proceed with the purchase without making multiple speculative mortgage applications. He secured a mortgage route that took his previous credit issue and current financial position into account, allowing him to move forward with the Hove property.
This case study is illustrative. Mortgage availability, rates, lender criteria, borrowing amounts and outcomes vary according to individual circumstances, credit history, income, deposit and the property being purchased.
Understand your credit history before applying
A past credit problem doesn't tell the whole story of your finances today. Before applying for a mortgage, understand what lenders may consider and how your current circumstances affect your options.
- Check your credit recordsMake sure the details of any CCJs, defaults or missed payments are accurate.
- Review your financesYour deposit, income, existing commitments and whether debts have been settled can all matter.
- Avoid speculative applicationsLender criteria vary, so seek advice before applying.
At Everest Mortgage Services, we can help you understand your position and explore mortgage options that may suit your circumstances.
Find out what your bad credit means for your Hove mortgage
A CCJ, default or missed payment can make the mortgage market harder to navigate, but it does not automatically mean you will be declined. If you are looking to buy or remortgage in Hove, a conversation with Everest Mortgage Services can help you understand where you stand before you make another application.
We can review your credit history, income, deposit and borrowing requirements, then explain which mortgage routes may be worth exploring. If your circumstances are not suitable for an application yet, we can also explain what may need to change first.

Frequently asked questions
Can I get a bad credit mortgage in Hove if I have a CCJ?
Possibly. Lenders look at factors such as when the CCJ was registered, whether it has been satisfied, the amount involved and your wider financial circumstances. A recent unpaid CCJ can be more restrictive than an older satisfied one, so the details matter before choosing a lender.
How much deposit do I need for a bad credit mortgage in Hove?
There is no single deposit requirement for every bad credit mortgage. A larger deposit can give you access to more borrowing options, but the lender will also consider your income, affordability, credit history and the property itself. We can assess your circumstances before you commit to an application.
Can I get a mortgage in Hove after a recent default?
It may be possible, depending on the default. Lenders can have different rules around the age, amount and status of defaults. A recent default may limit your choices more than an older settled one, which is why applying to the right lender first is important.
Will bad credit stop me buying a flat in Hove?
Not necessarily. The lender will assess both you and the property. With a Hove flat, factors such as lease length, service charges, construction and the nature of the building can also affect lending. A mortgage that works for your credit history still needs to be acceptable for the property.
Can I get a Hove mortgage if I am self-employed and have bad credit?
Potentially. Being self-employed with adverse credit can make a mortgage application more complicated, as lenders will assess both your credit history and how your income is evidenced. Your trading history, accounts, income and previous credit issues can all affect which lenders may be willing to consider your application.
Can I get a mortgage in Hove after an IVA?
It depends on your circumstances and the lender’s criteria. Some providers may consider applicants after an IVA has been completed, while specialist lenders can have different approaches to borrowers who are still within an arrangement. The timing and details of the IVA will need to be assessed before applying.
