Bad Credit Mortgage Broker Worthing
If you’ve been declined for a mortgage because of a CCJ, default, missed payment or low credit score, it does not necessarily mean you cannot buy a home in Worthing. Specialist lenders consider applications that many high-street banks may reject, but their criteria vary significantly.
Everest Mortgage Services can review what caused the credit problem, when it happened, whether the debt has been settled and how your finances look today. We then look for lenders whose criteria fit your situation.
As a Brighton-based, whole-of-market mortgage broker, we understand the wider Sussex property market and work with clients looking to buy in areas across Worthing, including Broadwater, Goring-by-Sea, Durrington and West Worthing.

Find out how much you could borrow in minutes. No credit check, no commitment — just clear, honest mortgage advice.
Types of Bad Credit We Help With
Bad credit is not one single situation. A recent missed payment is very different from a discharged bankruptcy, and lenders assess each differently. At Everest Mortgage Services, we look at the details behind the credit issue and how they may affect your application.
County Court Judgments (CCJs
If you have a County Court Judgment, we’ll look at when it was registered, how much it was for and whether it has been satisfied. A CCJ can remain on your credit file for six years, but it does not automatically prevent you from getting a mortgage. We regularly assess cases involving mortgages with CCJs and can explain what will matter in your application.
Defaults
A default tells us that an account fell seriously behind, but the date and circumstances make a significant difference. We’ll check how old the default is, its value and whether you’ve since settled the debt. That helps us determine which default mortgages may be realistic for you.
Missed or Late Payments
A couple of late payments are not the same as a recent pattern of missed payments. We’ll look at when they occurred, how often they happened and whether your recent payment history has improved. A clean period since the missed payments can make a meaningful difference.
Individual Voluntary Arrangements (IVAs)
If you’re in an Individual Voluntary Arrangement, or have completed one, we’ll need to understand where you are in the process and how you’ve managed your repayments. IVA mortgages can be possible in some circumstances, although your options depend on your circumstances.
Bankruptcy
Bankruptcy does not necessarily mean you can never get a mortgage. We’ll consider when you were discharged, what has happened to your finances since then and whether you’ve rebuilt your credit profile. For some applicants, bankruptcy mortgages may be available sooner than they expect.
Debt Management Plans (DMPs)
If you’re repaying debts through a DMP, we’ll look at your repayment record, outstanding balances and how the plan fits alongside your current income and expenditure. Debt management mortgages can be available, but lender criteria vary considerably.
Low Credit Score
Sometimes there is no major adverse event at all. You may simply have a low score or very little borrowing history. We’ll look beyond the number shown by a credit reference agency and consider the wider application. If your application isn’t urgent, our advice on improving your credit score may also help you strengthen your position first.
We search 1000's of mortgage deals across a large number of lenders, including...
Why People Need a Bad Credit Mortgage in Worthing
Sometimes the problem isn’t affordability. It’s that a past credit issue makes a high-street lender say no. You might have a CCJ following unemployment, missed payments after a difficult divorce, or a default from a period when your self-employed income dropped. You may also have little credit history after years of renting.
In Worthing, that can be frustrating when you’ve found a property you can genuinely afford. We’ll look at what caused the credit issue, how long ago it happened, what you owe and how your finances have changed since.
We’ll then work out what is realistic now and whether waiting to improve your position could give you better options later.
Specialist mortgages can mean higher rates or a larger deposit, so we’ll be upfront about the trade-offs. A flat in Worthing may also require a different approach from a family home in Durrington or Goring-by-Sea. We take those local and financial details into account when assessing your options.
How Our Bad Credit Mortgage Process Works
There’s no point sending a bad credit application to a lender and hoping for the best. At Everest Mortgage Services, we take the time to understand the case first, then deal with the lender from the initial assessment through to completion.
We’re whole-of-market and FCA regulated, with a process built around finding a realistic route forward rather than creating unnecessary credit searches or applications.
1. Tell Us What’s Going On
Start with a conversation. You can speak to one of our advisers about what happened, where your finances stand now and what you’re hoping to buy in Worthing.
You don’t need to have everything worked out before you contact us. Just give us the facts. We’ll tell you what we need to know and what happens next.
2. We Build the Full Picture
Next, we get into the detail. We’ll look at your income, deposit, existing commitments and credit history, along with anything else that could affect the application.
This is also where being upfront really matters. Tell us about the CCJ, default, missed payment or other issue, even if you think it will rule you out.
3. We Match Your Circumstances to Lender Criteria
This is where our whole-of-market approach earns its place. We don’t start with a mortgage rate and then try to make your circumstances fit it. We start with you and work backwards. We compare your circumstances against lender criteria to narrow down the options that are actually worth considering.
We’ll explain the rates, fees, deposit requirements and any important conditions before you decide what to do.
4. Get Your Borrowing Position Confirmed
Once we have identified a suitable route, we can arrange a Decision in Principle where appropriate. This gives you a clearer indication of what you may be able to borrow before you make an offer on a property.
If you’re looking at homes around Worthing, that can save you from wasting time on properties outside your realistic budget.
5. We Take Over the Application
Once you’ve found the right property, this is where we get hands-on. We’ll prepare the mortgage application, submit the supporting evidence and deal with the lender on your behalf.
If an underwriter asks why a default happened, requests another document or needs clarification about your finances, we’ll deal with the query with you rather than leaving you to figure it out. Our involvement doesn’t end when the application is submitted.
6. We Stay with You Until Completion
Once your mortgage offer is issued, we’ll go through the important terms with you and remain involved while the purchase moves towards exchange and completion.
And we’ll look beyond the immediate purchase too. If your credit position improves or your mortgage deal changes later, we can review your circumstances again and see whether a different mortgage makes sense at that point.
That means your Worthing mortgage isn’t treated as a one-off transaction. We’re here to help you make the right move now and review your options as your circumstances change.
If you’re trying to work out what actually improves your chances, we’ve broken down the practical steps in our guide to getting a mortgage in Worthing with bad credit, including deposit considerations, lender criteria and common mistakes to avoid.

Worthing Property Market: What Bad Credit Buyers Need to Know
Worthing gives buyers a fairly wide choice of property, which matters when you have adverse credit because the size of your deposit and the mortgage you can secure can determine which homes are realistic.
The average Worthing property price was £299,000, down 3.7% compared with May 2025. (ONS, May 2026) Property type makes a big difference:
- Flats and maisonettes: £182,000 (ONS, May 2026)
- Terraced properties: £327,000 (ONS, May 2026)
- Semi-detached properties: £413,000 (ONS, May 2026)
- Detached properties: £600,000 (ONS, May 2026)
That spread is important for someone with bad credit. A buyer who can manage a mortgage on a £182,000 flat may have a very different set of options from someone trying to finance a £413,000 semi-detached home.
First-Time Buyers Have a Lower Entry Point
First-time buyers in Worthing paid £246,000 on average, compared with £373,000 for home movers. For mortgage-funded purchases overall, the average was £306,000. (ONS, May 2026)
For someone rebuilding their finances after a default or CCJ, the lower average first-time buyer price can make Worthing a more realistic starting point. You may not need to target the same property price as an established homeowner moving up the ladder.
A flat in areas such as BN11, a terraced property around BN13, or a home in Broadwater and BN14 can put very different demands on your deposit and borrowing capacity. Recent Land Registry transactions recorded by Rightmove also show the range clearly, including a BN13 terraced property sold for £276,000, a BN14 terraced property for £360,000 and flats in BN11 selling around £208,000 to £225,000. (Rightmove, April 2026).
Your Deposit Matters More with Adverse Credit
There is no universal 10% or 20% deposit requirement for bad credit mortgages. It depends on the lender, the credit issue, its age, your income and the property itself.
That is why we don’t tell Worthing buyers to work from an arbitrary deposit percentage. We look at what you have available and work out which properties and lenders make sense together.
For example, £30,000 represents around 16.5% of a £182,000 flat, but only about 9.2% of a £327,000 terraced property. The same deposit can therefore put you in very different mortgage positions.
Worthing's Current Market Can Work Both Ways
Worthing’s average property price fell 3.7% over the year, while flat prices fell 6.1% and semi-detached prices fell 1.8%. (ONS, May 2026)
For a buyer with adverse credit, a softer market can create more negotiating room. But your mortgage still has to meet the lender’s criteria and the property’s valuation.
We therefore look at the Worthing property you’re actually considering, rather than treating the local average as your budget. A £200,000 flat in BN11, a £300,000 terraced home in Durrington or a £400,000-plus family property in Goring-by-Sea can produce very different mortgage requirements.
That local detail matters when we’re assessing a bad credit mortgage in Worthing.

● Local case study
Buying in Worthing After Recent Defaults
The Situation
A first-time buyer was looking to purchase a £285,000 terraced property in Broadwater with a £42,750 deposit, giving them a 15% deposit. Their annual employed income was £48,000.
The difficulty was their credit history. Two unsecured debts had defaulted around 18 months earlier during a period when their income had fallen. Both defaults had since been settled, but they were still visible on the credit file. Their high-street bank had already declined the mortgage application.
Why They Approached Everest Mortgage Services
The buyer had the deposit and a stable income but did not know whether another mortgage application would simply result in another rejection. They approached Everest Mortgage Services to understand what options were realistically available before making another application.
How We Helped
We reviewed the credit history alongside their income, deposit and existing financial commitments. Rather than treating the recent defaults as an automatic barrier, we considered their age, value and settlement status, as well as the improvement in the buyer’s finances since the defaults were registered.
We then researched lenders whose criteria were more appropriate for the circumstances. Once a suitable option was identified, we prepared the application and supporting evidence and managed communication with the lender through underwriting.
The Outcome
The buyer secured a £242,250 mortgage towards the £285,000 Broadwater property, using their 15% deposit. The application progressed to a mortgage offer and the purchase subsequently completed.
The result came from matching the application to a lender prepared to consider the recent, settled defaults alongside the buyer’s stronger current financial position, rather than relying on the previous high-street rejection.
This case study is illustrative. It is not based on a specific client and does not guarantee a particular mortgage outcome.
Let’s Work Out What’s Possible
Being turned down by your bank does not tell you what the rest of the mortgage market will say. A CCJ, default, missed payment or other credit issue does not automatically mean you have to wait, but the timing and circumstances can make a difference.
Speak to Everest Mortgage Services for a free, no-obligation mortgage assessment. We’ll review your position, including your credit history, income, deposit and plans to buy in Worthing, then give you an honest view of what may be possible.
If there is a realistic route to a bad credit mortgage in Worthing, we’ll explain what it looks like and what you need to do next. If waiting, improving your credit position or building a larger deposit would put you in a stronger position, we’ll tell you that too.
You don’t need to make another mortgage application just to find out where you stand. Start with a conversation.

Frequently asked questions
Can I get a bad credit mortgage in Worthing after a high-street bank has declined me?
Yes, it can still be possible. A decline from your bank only reflects that lender’s criteria. We can look at why the application was rejected and assess whether another lender is more suitable before you make another application.
How much deposit do I need for a bad credit mortgage in Worthing?
There is no fixed deposit requirement for every applicant with adverse credit. The deposit you need can depend on the type and age of the credit problem, your income, affordability and the lender’s criteria. A larger deposit can sometimes give you access to more options, but we’ll assess your circumstances first.
Can I get a Worthing mortgage if my CCJ has not been satisfied?
Potentially, although an unsatisfied CCJ can narrow your lender options. We’ll need to look at the amount, registration date and circumstances surrounding the judgment, along with your current finances.
Can I get a mortgage in Worthing with a recent default?
It may be possible, but recent defaults can significantly reduce the number of lenders available. The amount of the default, when it was registered, whether it has been settled and your recent payment history can all influence the decision.
Does buying a flat in Worthing make a bad credit mortgage more difficult?
It can, depending on the property. Lenders may have separate requirements covering the lease, construction, service charges, the building and its location. Your credit history might be acceptable, but the property itself still needs to meet the lender’s criteria.
