I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

Secured Loan Broker Worthing
If you’re a homeowner in Worthing and need to borrow a larger amount without replacing your current mortgage, a secured loan could be the right option. Many people use second charge mortgages to consolidate debts, fund home improvements, pay for major life events, or raise capital when remortgaging isn’t suitable.
Choosing the right lender is just as important as choosing the right loan. That’s why many Worthing homeowners turn to Everest Mortgage Services. As an independent, whole-of-market secured loan broker, we compare lenders across the market to find a solution that fits your circumstances, whether you’re employed, self-employed, have complex income, or have experienced credit issues in the past.
You’ll receive clear guidance from the same adviser throughout the process, with clear explanations, transparent guidance, and support from application through to completion.

Find out how much you could borrow in minutes. No credit check, no commitment — just clear, honest mortgage advice.
What Is a Secured Loan?
A secured loan, also known as a second charge mortgage, lets you borrow against the equity in your home without replacing your existing mortgage. You repay the loan in monthly instalments, while keeping your current mortgage and interest rate in place.
- Equity: The difference between your home’s value and your outstanding mortgage.
- Second charge: A loan secured against your property alongside your existing mortgage.
- Loan-to-value (LTV): The percentage of your property’s value you borrow. Lower LTVs often qualify for more competitive rates.
Secured Loan vs Remortgage
Unlike a remortgage, a secured loan doesn’t replace your existing mortgage. It can be a suitable option if you want to keep your current mortgage deal, avoid early repayment charges, or need borrowing that your existing lender can’t offer.
A secured loan isn’t automatically the right choice for everyone. We’ll compare it against remortgaging and further advances to recommend the option that best suits your circumstances.
Why Worthing Homeowners Choose a Secured Loan
No two homeowners borrow for the same reason. We’ve helped people across Worthing raise funds for everything from planned improvements to unexpected expenses, all while keeping their existing mortgage in place. Some of the most common reasons include:
- Home improvements: Extending a family home in Broadwater, modernising a property in Goring-by-Sea, or upgrading an older house before retirement.
- Debt consolidation: Combining multiple credit cards or loans into one manageable monthly payment.
- Large one-off costs: Covering school fees, helping a child with a house deposit, or paying for major medical or legal expenses.
- Business investment: Raising capital without disrupting your current mortgage if you’re self-employed or run a local business.
- Complex borrowing situations: When your existing lender declines additional borrowing because of self-employed income, recent credit issues, or affordability rules.
For many Worthing homeowners, the biggest advantage is simple. You can access the equity you’ve built up over the years without giving up a competitive mortgage rate that would be expensive to replace today.

How Our Secured Loan Process Works
Taking out a secured loan involves more than finding a lender and filling in an application. Your existing mortgage, property value, income, credit history and borrowing needs all have to be considered. At Everest Mortgage Services, we stay involved throughout the process and explain what is happening at each stage.
Step 1: Start with a Conversation
Tell us how much you need, what you want to use the money for and what your current mortgage looks like. We’ll also ask about your income, property and any circumstances that could affect your application.
There is no need to work out which lender to approach yourself. Our initial conversation gives us the information we need to assess your options and understand what you’re trying to achieve.
Step 2: We Assess Your Circumstances
Before recommending a loan, we’ll look at the wider picture rather than focusing on one part of your application. This includes your existing borrowing, available equity, income, credit history and the amount you want to raise.
This matters if your circumstances aren’t completely standard. For example, you may be self-employed, have recently changed jobs, have experienced credit problems or already have a substantial mortgage. We’ll identify which lenders are prepared to consider your circumstances.
Step 3: We Search the Market
Once we understand your situation, we’ll search our available lender panel for suitable secured loan options. We’ll compare the important details, including the interest rate, monthly payment, fees, loan term and overall cost.
We’ll then explain the options in plain English, including any important conditions or drawbacks. You can ask questions and decide how you want to proceed without feeling pressured into a particular lender.
Step 4: We Manage the Application
Once you’ve chosen an option, we’ll help you prepare the application and gather the information the lender needs. This may include proof of income, identification, mortgage details and supporting documents.
We’ll submit the application and deal with lender queries as the case progresses. If the lender asks for additional information or something needs clarification, we’ll help you understand what’s required and keep the process moving.
Step 5: Offer, Completion and Release of Funds
The lender will complete its final checks and assess the property where required. Once everything is approved, you’ll receive a formal loan offer setting out the terms of the agreement.
We’ll make sure you understand the offer before you proceed. The legal and completion stages then take place, after which the funds are released according to the lender’s process.
From your first enquiry to completion, you have an adviser who knows your case and stays involved.

Types of Secured Loans We Arrange in Worthing
The right secured loan depends on what you’re trying to achieve, how much you need to raise and what your existing mortgage looks like. Your circumstances come first. We then identify the lenders most likely to fit your case.
Home Improvement Borrowing
An extension in Broadwater, a new kitchen in Tarring or a loft conversion in Goring-by-Sea can quickly become a substantial project. A secured loan may provide the additional borrowing you need without replacing your existing mortgage.
We’ll look at the amount you need, your available equity and how the proposed borrowing fits alongside your current mortgage.
Debt Consolidation
Several credit cards and loans can make monthly finances difficult to keep track of. Consolidating them through a secured loan may reduce the number of payments and potentially lower the interest rate.
But a lower monthly payment does not automatically mean a cheaper loan. We’ll consider the overall cost and repayment term before recommending consolidation.
Borrowing While Keeping Your Current Mortgage
You may have a competitive mortgage rate that you don’t want to lose, or an early repayment charge that makes remortgaging unattractive.
A second charge can allow you to raise additional funds without replacing that mortgage. We’ll compare this route with a remortgage or further advance to see which makes financial sense for you.
Secured Loans for Business Purposes
If you’re self-employed or run a business in Worthing, you may need substantial capital for expansion, equipment or other business needs.
Some secured loan lenders consider borrowing for business purposes, although their criteria differ. We’ll establish which options are available based on your circumstances rather than assuming a standard residential loan will work.
Secured Loans with Credit Problems
A past CCJ, default or missed payment doesn’t necessarily end your chances of borrowing. Specialist lenders may consider applications that a high-street lender would decline.
The timing, severity and circumstances behind the credit issue matter. We’ll take these details into account when assessing suitable lenders, rather than submitting applications at random.
Larger Borrowing Requirements
Secured loans can provide access to substantially more borrowing than many unsecured options, subject to the lender’s criteria, your income and the equity available in your property.
If you’re looking to raise a significant amount, we’ll examine affordability and the long-term cost carefully. Borrowing more against your home should never be based on the loan amount alone.
The Worthing Property Market and Secured Borrowing
Worthing gives homeowners quite a mix of properties. Around the town centre, Heene and parts of BN11, flats and terraced homes are common. Further west, areas around Goring-by-Sea and BN12 have a much stronger mix of detached and semi-detached houses. BN13 also includes plenty of family-sized houses across places such as Durrington and Salvington.
That difference matters when you’re looking to borrow against your home. In May 2026, the average Worthing property price was £299,000, down 3.7% from a year earlier. First-time buyers paid an average of £246,000, while home-movers paid around £373,000. Mortgage-funded purchases averaged £306,000. (ONS, May 2026)
The postcode figures show just how different local properties can be. Over the last year, BN11 recorded an average sold price of £318,322, with flats averaging £228,650 and semi-detached homes £495,020. In BN12, the overall average was considerably higher at £464,144, with detached properties averaging £641,936. (Rightmove, July 2026).
For a homeowner looking for a secured loan, those differences can be important. A long-held family home in Goring-by-Sea may provide considerably more equity than a flat in central Worthing. Someone in Durrington may be looking to fund an extension, while a homeowner closer to the seafront may need to raise money for refurbishment or consolidate existing borrowing.
There are opportunities, but there are also limits. A property’s current value, your outstanding mortgage, income and existing commitments all affect how much you can realistically borrow. Recent local price movements also mean that an old estimate of your home’s value should not automatically be used when planning a large loan.
That’s where local knowledge becomes useful. We can look at your property and existing mortgage in the context of the borrowing you actually need, rather than treating every Worthing homeowner in the same way.

£55,000 for a Worthing Home Improvement Project
The Situation
A homeowner in Goring-by-Sea, Worthing needed £55,000 to complete a substantial home improvement project. Their existing mortgage was on a competitive fixed rate, so replacing it with a full remortgage would have meant giving up that deal and potentially paying an early repayment charge.
They approached Everest Mortgage Services to see if a secured loan could provide the additional funds without disturbing their existing mortgage.
The Problem
The homeowner had enough equity in the property to support the additional borrowing, but simply applying to their existing mortgage lender was not the only option. They wanted to understand:
- How much they could realistically raise
- Whether a second charge would be more suitable than remortgaging
- What the additional monthly payment would be
- Which lenders would consider their circumstances
How We Helped
We reviewed their existing mortgage, property value, income and outstanding commitments before searching our lender panel.
A secured loan of £55,000 over 12 years was arranged at 8.4% APRC, giving an additional monthly payment of approximately £605. Their existing mortgage remained in place, allowing them to keep the fixed rate they had originally secured.
We also compared the secured loan against the cost of replacing the existing mortgage, including the potential early repayment charge. This gave the homeowner a clearer picture of the overall cost before making a decision.
The Outcome
The homeowner secured the £55,000 needed for the project without replacing their existing mortgage. They were able to proceed with the improvements while keeping their original mortgage arrangement in place.
The important result was not simply securing the money. It was finding a way to raise the required capital without unnecessarily disrupting an existing mortgage that still worked well for them.
This case study is fictional and is provided to demonstrate how a secured loan could work in a Worthing homeowner’s circumstances.
Not Sure If a Secured Loan Is Right for You?
You don’t have to decide that on your own. If you’re a Worthing homeowner considering a secured loan, we can look at your existing mortgage, available equity, borrowing needs and overall circumstances to see whether a second charge makes sense.
A secured loan isn’t always the best answer. Depending on your situation, a remortgage or further advance could work better. As an independent mortgage broker for Worthing homeowners, Everest Mortgage Services can compare the available options and explain the costs, monthly payments and potential implications before you commit to anything.
Start with a free, no-obligation conversation. Tell us what you’re trying to achieve and we’ll help you understand your options.
Frequently asked questions
Can I get a secured loan against a leasehold flat in Worthing?
Potentially, yes. Secured loans are available against many leasehold flats, but lenders may look at the remaining lease term, property value, service charges and other details before agreeing to lend. This can be particularly relevant in Worthing, where flats make up a large proportion of local property sales. We’ll check the property and lender criteria before recommending an option.
Can I use a secured loan to renovate an older Worthing property?
Yes. Homeowners often use secured borrowing for projects such as replacing kitchens and bathrooms, upgrading older properties, adding extensions or carrying out essential repairs. If you’re improving a period property in areas such as Broadwater, West Worthing or Goring-by-Sea, we’ll consider the property type and your plans when assessing suitable lenders.
Can I raise money against my Worthing home instead of moving?
You may be able to. If your current home no longer gives you enough space but moving would mean taking on a larger mortgage and significant buying and selling costs, raising funds against your existing property could be worth considering. The right option depends on your equity, affordability and what you want to achieve with the property.
Does the remaining lease on my Worthing flat affect a secured loan?
It can. Lenders may have minimum lease requirements, particularly where the remaining term is relatively short. They may also consider the property’s marketability and other lease conditions. If you own a leasehold flat in central Worthing, West Worthing or another coastal area, we’ll check these details before submitting an application.
Can I use a secured loan for a property in Goring-by-Sea or Durrington?
Yes. The location itself doesn’t normally prevent you from applying. What matters more is the property, its value, your existing borrowing, affordability and the lender’s criteria. We help homeowners across Worthing and surrounding areas, including Goring-by-Sea, Durrington, Salvington and Broadwater.
Can I use a secured loan to fund a business investment from my Worthing home?
Possibly. Some lenders will consider applications where the funds are being used for business purposes, although the acceptable uses and lending criteria vary considerably. We’ll establish what you want the money for and identify lenders whose criteria allow that type of borrowing rather than assuming a standard residential product will work.
Can I borrow against a bungalow in Worthing?
Potentially. Bungalows are common across parts of Worthing and the surrounding area, but the property still needs to meet the chosen lender’s criteria. The amount you could raise will depend on factors such as the property’s value, your existing mortgage, available equity and affordability.
Can I take a secured loan to pay for major repairs to my Worthing home?
In many cases, yes. A secured loan can sometimes be used for substantial repairs that would be difficult to fund from savings or an unsecured loan. This could include roofing work, structural repairs or major renovations. We’ll look at the amount required, the property and your ability to repay before recommending whether secured borrowing is appropriate.
