A May 2026 report on housing affordability found that Aberdeen is the best UK city for young families to buy their first home. A new study by Everest Mortgages analyzed house prices, deposit timelines, monthly costs, safety, and green spaces across 30 UK cities to find where first-time buyers get the most for their money.
- Aberdeen ranks first with an entry-level house cost of £114K and a deposit that takes just 4.5 months to save.
- With a ten-month deposit window, giving buyers a concise timeline, Swansea lands in second place.
- London ranks at the bottom of the list, as mortgage payments consume nearly all of a family’s net income.
The study looked at several factors that influence how easy or hard it is for a young family to buy their first home. The share of income spent on mortgage and council tax reflected how much monthly housing costs eat into a household budget. The time needed to save a deposit showed how quickly families can get from renting to owning. Safety and green space per square kilometer captured how secure and pleasant each area feels for raising children.

1. Aberdeen, Scotland

Aberdeen takes the top spot for young families looking to buy their first home, largely because a typical starter house costs just £114K. That low price means a 10% deposit takes less than five months to put aside, so families are not waiting years to get their foot in the door. Monthly mortgage and council tax payments run about £705, which eats up less than a third of net income and leaves plenty of room for other expenses. On top of that, the safety index sits at 63, and there are 45 green spaces scattered across the city, making Aberdeen a solid all-around choice.
2. Swansea, Wales
Swansea ranks second, where an entry-level property goes for £177K and a down payment takes just under ten months to gather. Monthly housing costs run about £1,056, which consumes roughly two-thirds of net income, a much larger bite than in Aberdeen. But Swansea compensates with good safety scores and 42 green spaces, plus the added bonus of being on the coast with beaches and parks close by. Families pay a higher share of their income here, but they get a safer, greener environment in return.
3. Glasgow, Scotland
Glasgow takes third place with a first-time buyer price of £166K, the second lowest among the top five, so entry is more affordable than in Swansea or Edinburgh. A deposit takes about eight months to save, and monthly mortgage and council tax payments come to just £957, leaving families with £2,141 in income after living costs, the highest in the top five. The city also offers 58 green spaces, giving young children plenty of outdoor options. Glasgow proves that lower safety scores do not have to mean a worse place to raise a family, especially when the budget works out so well.
4. Edinburgh, Scotland
Edinburgh ranks fourth with a going rate for a starter house of £244K. Families need around ten and a half months to save a deposit, and monthly housing costs run £1,334, consuming 57% of net income, similar to Swansea. Where Edinburgh shines is safety and green space. Safety scores are above solid, and with 62 green spaces, it also offers the most outdoor room.
5. Norwich, England
Norwich rounds out the top five with a typical first home priced at £203K. Saving a deposit takes about eleven and a half months, the longest stretch among the top five, so families need more patience upfront. Monthly housing costs run £1,205, and the safety index of 74 is the highest in the top five, making Norwich the most secure option by a clear margin. The trade-off is that a larger share of income goes toward housing, but for families who value safety above all else, Norwich delivers.

“The cities where young families succeed are not the ones with the cheapest houses. They are the ones where a couple can save a deposit in under a year and still have money left after the mortgage is paid. Aberdeen works because monthly costs are low. Swansea works because safety and green space balance higher payments. Glasgow works because net income stays high even with modest safety scores. The common thread is not price. It is the gap between what a family earns and what a house demands every month. A small gap works. A large gap breaks.”
