Helping a Brighton Homeowner Consolidate £39,000 of Existing Debts
The Challenge
A Brighton homeowner approached Everest Mortgages with approximately £39,000 of existing unsecured debt, spread across credit cards and loans.
The client’s debts included:
- Credit Card 1: £8,000 — £240/month
- Credit Card 2: £6,000 — £180/month
- Personal Loan: £15,000 — £350/month
- Car Loan: £10,000 — £250/month
This meant around £1,020 a month was going towards their existing debts, on top of an existing mortgage of approximately £200,000, costing around £1,110 per month. Their combined monthly mortgage and debt commitments were therefore approximately £2,130.
The client wanted to understand whether consolidating the debts into their mortgage could make their monthly finances more manageable, while also understanding the longer-term cost and risks involved.
Our Approach
We looked at the client’s existing mortgage, unsecured borrowing, monthly commitments and wider financial circumstances before considering whether debt consolidation was appropriate. Rather than focusing solely on reducing the monthly payment, we considered what would happen to the borrowing if the £39,000 of debts were moved onto the mortgage.
Increasing the existing £200,000 mortgage by £39,000 would result in borrowing of approximately £239,000. At an illustrative rate of 4.5% over 25 years, the mortgage repayment would be around £1,328 per month. This could reduce the client’s monthly commitments from approximately £2,130 to £1,328, representing a potential monthly cash-flow reduction of around £802.
However, we also explained that this type of monthly saving does not automatically mean the client pays less overall. Debts that might otherwise have been cleared over a shorter period could be spread over the mortgage term, potentially increasing the total interest paid. The unsecured debts would also become secured against the property.
Our role was therefore to help the client understand both sides of the decision before determining whether consolidation was appropriate.
The Outcome
The client was able to see clearly how debt consolidation could potentially change their monthly cash flow, while also understanding the longer-term implications of increasing their mortgage balance.
This demonstrates why debt consolidation should not simply be viewed as a way to reduce monthly payments. The right solution needs to consider affordability, total borrowing costs, the security of the debt and the client’s longer-term financial position.
Broker Insight
Debt consolidation can sometimes create a significant difference in monthly cash flow, but the monthly saving is only one part of the decision.
A case involving around £39,000 of unsecured borrowing illustrates why this needs to be looked at carefully. On paper, reducing monthly commitments from approximately £2,130 to £1,328 could make a substantial difference to a household’s disposable income, but I would never recommend consolidation simply because the monthly payment is lower.
The first thing I want to understand is why the client has accumulated the debt and what they are trying to achieve. We then need to look at the existing mortgage, the different debts, their interest rates and repayment periods, and how the proposed mortgage would affect the client’s finances over the longer term. There is also an important distinction between monthly affordability and overall cost. Extending borrowing over a longer mortgage term can make the monthly payment considerably more manageable, but it can also mean paying interest for much longer.
There is an additional consideration that clients sometimes overlook: unsecured debts become secured against the property when they are consolidated into a mortgage. That means the consequences of falling behind on the mortgage can be significantly different.
So my approach is to look beyond the headline monthly savings. The question isn’t simply “Can we reduce the payment?”, it’s “Does consolidation genuinely improve this client’s financial position, and do the benefits outweigh the longer-term costs and risks?”
That is where personalised mortgage advice becomes important. Every case is different, and debt consolidation needs to be assessed against the client’s circumstances rather than treated as a one-size-fits-all solution.
