I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

His knowledge and expertise are second to none, and he was able to secure me a fantastic mortgage deal. I genuinely felt that he had my best interests at heart every step of the way. Mortgages for Supply Teachers
- Being a supply teacher does not automatically prevent you from getting a mortgage.
- Agency and temporary contract income can be considered, depending on the lender.
- There is no universal minimum length of supply teaching history that applies to every lender.
- Variable monthly income may be assessed using a history of earnings rather than a single payslip.
- Some lenders have specialist criteria for education professionals, including higher income multiples for eligible applicants.
- Everest Mortgages is an independent, whole-of-market mortgage broker.
Can Supply Teachers Get a Mortgage?
Yes. Working as a supply teacher does not automatically mean you cannot get a mortgage.
The important consideration is how your income and employment are structured. A lender may look at whether you work through an agency, have temporary contracts, work across multiple schools or have income that changes from month to month.
Your deposit, existing financial commitments, credit history and overall affordability will also form part of the assessment.
Different lenders can take different approaches to supply teacher income, so an application that does not fit one lender’s criteria may still have other options available.

How Do Lenders Assess Supply Teacher Income?
The way your income is earned and evidenced can make a difference to how a lender assesses your application.
Supply teaching is often arranged through agencies. NASUWT’s 2025 survey of 570 supply teachers in England found that 83% of those who secured work during 2024/25 did so through a supply agency, while 56% said most of their supply teaching was ad hoc or daily work. This highlights why having clear evidence of your income and employment history can be important when applying for a mortgage.
Working through a teaching agency
If you receive work through a teaching agency, you may need to provide payslips and other documentation showing your earnings. A lender may also look at how consistent your income has been over a period of time.
Working on temporary or short-term contracts
If you work on temporary contracts, the lender may consider the length and nature of your contracts alongside your previous employment and income history. The approach can vary depending on the lender.
Working across multiple schools
Working at several schools does not automatically make a mortgage application unsuitable. What matters is whether your income can be evidenced and whether your overall employment pattern gives the lender enough information to assess affordability.
The key is not simply whether you have a permanent contract, but how your individual circumstances fit the lender’s criteria.
We search 1000's of mortgage deals across a large number of lenders, including...

How Long Do You Need to Have Been a Supply Teacher?
There is no single minimum period of supply teaching that applies to every mortgage lender. Some lenders may want to see an established history of income before they are comfortable assessing an application. Others may take a different approach depending on your employment history, current contracts and how your income is evidenced.
Your previous work as a teacher or in another form of employment may also be relevant. This means you should not automatically assume that you need several years of supply teaching before you can apply.
If you are considering buying a home, it can be useful to understand your options before waiting simply because you are unsure whether your employment history is long enough.
Can You Get a Mortgage If Your Supply Work Varies Each Month?
Yes, potentially. Variable income does not automatically prevent a supply teacher from getting a mortgage, but it can affect how affordability is assessed.
For example, you may earn more in one month because you have taken on additional work and less in another because fewer days were available. A lender may therefore look at your income history rather than relying on a single recent payslip.
The way variable income is treated can differ between lenders. Some may require a longer history to establish your typical earnings, while others may assess the income differently.
Your regular expenditure and existing financial commitments will also be considered when working out what you may be able to afford.

How Much Can a Supply Teacher Borrow?
There is no fixed mortgage amount specifically for supply teachers. The amount you may be able to borrow will depend on your income, deposit and wider financial circumstances.
Lenders may consider:
- Your current and evidenced income
- Your deposit
- Existing debts and financial commitments
- Regular household expenditure
- Credit history
- Whether you are applying with a partner and their income
Some specialist lenders may offer higher income multiples to eligible teachers and education professionals. In certain circumstances, borrowing of up to 7x income may be available, although this is subject to lender criteria, affordability and individual circumstances.
For example, an eligible applicant earning £40,000 could potentially be assessed for borrowing of up to £280,000 under a 7x income multiple, although the actual amount available will depend on the lender and the applicant’s full financial circumstances.
The most important figure is therefore not simply your annual income. Speaking to Everest can help you understand what borrowing options may be available based on your circumstances.

Ready to find your perfect mortgage?
Get in touch today and one of our qualified advisors will be in touch to guide you through your options.
What Deposit Do Supply Teachers Need?
There is no specific deposit requirement just because you are a supply teacher.
The deposit you need will depend on the mortgage available, the property you are buying and your individual circumstances. A smaller deposit may be possible, although the range of available options can vary. A larger deposit can reduce the loan-to-value (LTV) of the mortgage and may give you access to different options.
If you are unsure how your deposit and variable income could affect your mortgage options, speaking to Everest early can help you understand what may be available based on your circumstances.
Can Supply Teachers Get a First-Time Buyer Mortgage?
Yes. Being a supply teacher does not automatically prevent you from getting a first-time buyer mortgage.
Your first-time buyer status is separate from your employment type. The lender will still need to assess your income, deposit, affordability and other financial circumstances. If you are buying your first home, understanding how your supply income may be assessed can help you prepare before making an application.
You can also read our First-Time Buyer Mortgage Guide for more information about the wider process.
Can Supply Teachers Apply With a Partner?
Yes, you can potentially apply for a mortgage jointly with a partner who is not a teacher.
The lender will assess both applicants’ income, financial commitments and circumstances. If your partner has a more stable or predictable income, this may form part of the overall affordability assessment.
The important thing is that both applicants meet the lender’s criteria and that the combined financial position supports the mortgage being considered.
What Documents Will a Supply Teacher Need?
The exact documents required will depend on the lender and your circumstances, but you may be asked for:
- Proof of identity
- Proof of address
- Recent payslips
- Bank statements
- Agency or employment documentation
- Temporary contracts, where relevant
- Proof of your deposit
- Details of existing financial commitments
If your income varies, providing a clear history of your earnings can also help the lender understand your typical income.
You do not necessarily need to have every document ready before speaking to a mortgage adviser. The requirements can be clarified once your circumstances and potential lender options have been assessed.
Can Supply Teachers Remortgage?
Yes, supply teachers can potentially remortgage.
Your circumstances may have changed since your original mortgage was arranged. For example, your income may now be structured differently, you may have moved from permanent employment into supply work, or your earnings may have become more variable. A lender will reassess your affordability and circumstances when considering a remortgage, so the criteria used for your original mortgage may not necessarily apply again.
If you’re considering remortgaging, see our Remortgage Guide for more information on the process and what to consider before your current deal ends.
Case Study
A Supply Teacher Looking for a Mortgage
The Challenge
The client was working as a supply teacher, with income that could vary depending on the amount of work available. Like many supply teachers, their employment wasn’t structured in the same way as a standard permanent salaried role, so they were unsure how lenders would view their income and whether this would limit their mortgage options.
Our Approach
We looked at how the client’s income was earned and evidenced, including their supply teaching history and employment circumstances. Rather than assuming that being a supply teacher would restrict their options, we considered lenders with criteria suited to this type of income and focused on finding an approach that reflected the client’s actual circumstances.
The Outcome
The client was able to move forward knowing that being a supply teacher did not automatically rule them out of getting a mortgage. By matching their circumstances with suitable lender criteria, we helped them understand what they could potentially borrow and gave them a clearer route towards securing their next home.
Broker Insight: What Supply Teachers Often Get Wrong
One common misunderstanding we come across is that lenders will automatically treat you differently simply because your job title is supply teacher.
Being a supply teacher does not automatically mean you will have fewer mortgage options. What matters is how your income is earned, how consistent it has been and how your employment circumstances fit the lender’s criteria.
If you work through an agency or have variable income, the way your earnings are evidenced can also be important. Understanding how different lenders assess supply teaching income can help you avoid applying to a lender whose criteria may not fit your circumstances.
How the Supply Teacher Mortgage Process Works
The process can be straightforward when you understand what information is needed.
- Initial conversation – Discuss your employment, income and circumstances.
- Review your affordability – Look at your income, commitments and deposit.
- Gather your information – Prepare the documents needed to evidence your circumstances.
- Research suitable lenders – Identify lenders whose criteria may fit your income structure.
- Compare your options – Review the mortgage options available to you.
- Apply and receive ongoing support – Submit the application and get support through the process.
Why Use a Mortgage Broker as a Supply Teacher?
Supply teacher income can be structured differently from standard salaried employment, particularly when work is arranged through an agency, temporary contracts or varies from month to month.
Different lenders can also take different approaches to assessing this type of income. A mortgage broker can help identify which lender criteria may be suitable before you make an application.
Everest Mortgages is an independent, whole-of-market mortgage broker. We can look at your individual circumstances and help you understand the mortgage options that may be available.
Frequently asked questions
If you’re a supply teacher, you may have questions about how agency work, temporary contracts or variable income could affect your mortgage options.
Here are some of the questions we commonly hear from supply teachers.
Can a supply teacher get a mortgage?
Yes. Supply teachers can potentially get a mortgage, although the lender will assess how your income and employment are structured alongside your deposit, commitments and overall affordability.
Can I get a mortgage if I work through a teaching agency?
Potentially. Agency income can be considered by lenders, but the way it is assessed can vary. You may need to provide payslips, agency documentation and evidence of your income history.
Do supply teachers need a permanent contract to get a mortgage?
Not necessarily. Being a supply teacher does not automatically mean lenders will treat your application differently simply because of your job title. Some lenders may consider applications from teachers working through agencies or on temporary contracts, although the way your income and employment are assessed will depend on the lender and your circumstances.
How many years of supply teaching do I need for a mortgage?
There is no universal requirement that applies to every lender. Some may want to see an established income history, while others may assess your circumstances differently.
Can I get a mortgage if my supply teaching income varies?
Potentially. Lenders may assess variable income using a history of earnings rather than a single month’s income. The approach varies between lenders.
Can a supply teacher get a first-time buyer mortgage?
Yes. Your employment as a supply teacher does not automatically prevent you from being a first-time buyer. Income, deposit and affordability will still need to meet the lender’s criteria.
Can I apply for a mortgage with a partner who isn't a teacher?
Yes. You can potentially apply jointly with a partner who works outside education. The lender will assess both applicants’ income and financial circumstances.
Can supply teachers get a mortgage with a small deposit?
Potentially. The deposit required depends on the mortgage and your circumstances. A smaller deposit may limit some options, but it does not automatically mean you cannot get a mortgage.
Can I remortgage if I am a supply teacher?
Yes, potentially. Your lender will reassess your income and affordability, so changes to your employment or income since your original mortgage may be relevant.
Can Everest Mortgages help supply teachers in Brighton and Sussex?
Yes. Everest Mortgages can discuss your circumstances and help you understand the mortgage options that may be available to you as a supply teacher.
