John provided a five star service from start to finish. The whole process was very slick and extremely professional. Obtaining our mortgage was not a straight forward request due to being a new build property but John advised on what information we would require and spoke with all the right people to get our mortgage over the line. I honestly don’t know how I would have got through buying my first house without John. From the very beginning, he helped us work out what we could afford and get our Agreement in Principle sorted, but his help went way beyond just arranging the mortgage. While we were viewing houses, he was always happy to give his thoughts on whether an asking price seemed sensible and what we might want to offer. His experience and knowledge were incredibly valuable when we were trying to navigate something we knew very little about. Once we found our house, John made the whole process so much easier. He was incredibly quick to respond, explained everything clearly and was always happy to answer my many questions! What really impressed me was how much he handled himself. He dealt directly with the estate agent, solicitors and lender, meaning we weren’t constantly stuck in the middle passing messages around. If an issue came up, he’d often just sort it in the background and let us know there was an issue but it's resolved, rather than adding to our stress. John genuinely cares about his clients and it really shows. He’s friendly, incredibly knowledgeable and always made us feel like we were in safe hands. I couldn’t recommend him highly enough. Five stars doesn’t really do justice to how much he helped us!Posted on Google![]()

Buying your first home as a teacher can feel like a big step, particularly when you are balancing a deposit, monthly expenses and the costs of getting onto the property ladder. The good news is that teachers can apply for a first-time buyer mortgage, provided they meet a lender’s eligibility and affordability criteria.

Can Teachers Get a First-Time Buyer Mortgage?
Yes. Teachers can apply for a first-time buyer mortgage, subject to lender criteria and affordability checks. Your profession alone won’t determine whether your application is approved.
Lenders typically assess:
- Income: Your salary and any additional accepted income.
- Deposit: How much you can contribute towards the property.
- Credit history: Your borrowing and repayment record.
- Outgoings: Existing debts, bills and regular commitments.
- Affordability: Whether you can comfortably manage the mortgage repayments.
Each lender has different criteria and will also assess the property and your overall circumstances. Speaking to a mortgage adviser can help you understand your options before committing to a property.

Who Qualifies as a First-Time Buyer?
Generally, a first-time buyer is someone who has never owned a residential property in the UK or abroad. However, eligibility can vary between mortgage lenders and government schemes.
If you have previously owned a property, inherited one or plan to buy with a partner who has owned a home before, your eligibility may be affected. Check the relevant criteria early, particularly if you hope to benefit from first-time buyer schemes or Stamp Duty relief, as mortgage eligibility and eligibility for these benefits are not always the same.

How Much Deposit Does a Teacher Need?
Many first-time buyer mortgages require a deposit of around 5% to 10% of the property price, depending on the lender and mortgage product. Your deposit covers part of the purchase price, while the mortgage covers the rest.
For example, on a £250,000 property:
- 5% deposit: £12,500
- 10% deposit: £25,000
- Mortgage with a 10% deposit: £225,000
Your loan-to-value (LTV) is the percentage of the property’s value you borrow. With a £225,000 mortgage on a £250,000 property, your LTV would be 90%.
A larger deposit means borrowing less and may give you access to more mortgage options or lower interest rates. However, the right deposit depends on your savings and financial circumstances.
Some lenders also accept gifted deposits from eligible family members, subject to their criteria and evidence requirements.
If you are unsure how much deposit you need, speaking to an adviser can help you understand what may be achievable based on your circumstances. You can also read MoneyHelper’s guide to saving for a mortgage deposit.

How Much Can a Teacher Borrow for Their First Home?
There is no fixed mortgage amount for teachers. How much you could borrow depends on your income, deposit, credit history, existing financial commitments and the lender’s affordability criteria.
Lenders may consider your basic salary and other accepted income when assessing your application. Some eligible applicants may be able to borrow up to seven times their annual income, but this depends on specific lender criteria and is not guaranteed.
Your actual borrowing amount may be lower depending on your outgoings, mortgage term and overall circumstances. It is also important to consider what you can comfortably afford each month, rather than focusing only on the maximum a lender might offer. Your repayments need to leave enough room for household bills, travel, food, insurance and unexpected expenses.
Want to understand what you could afford? Use our Mortgage Calculator to estimate your potential borrowing and monthly repayments as you plan for your first home.
What If You’re a Newly Qualified, Supply or Fixed-Term Teacher?
Your employment arrangement may influence how a lender assesses your application, but it does not automatically rule out buying your first home.
Newly qualified teachers: If you have recently qualified or are about to start a teaching role, a lender may consider your confirmed employment, start date and available income evidence. Some lenders may accept a new contract before your employment begins, subject to their criteria.
Supply teachers: If you work through an agency or take on assignments with varying hours, lenders may want to understand your earnings history and how your income can be evidenced. Their approach will depend on how you work and the consistency of your income.
Fixed-term and contract teachers: Lenders may consider your current contract, employment history, previous renewals and income. The end date of a contract is only one part of the assessment; individual lender requirements vary.
How Can You Prepare Financially Before Applying?
Preparing your finances before applying can help you understand your options and identify anything that may need attention.
Review your income and spending
Look at your regular take-home pay and monthly commitments. Estimate a mortgage payment that would leave enough room for bills, food, travel, savings and unexpected expenses.
Check your credit reports
Review the information held by credit reference agencies and check for errors. If you find inaccurate details, follow the relevant provider’s process to request a correction. Avoid assuming that a particular credit score guarantees a mortgage decision.
Build your deposit and extra savings
Keep track of your deposit progress, but remember that you will also need money for legal fees, surveys, moving and other purchase costs.
Manage existing commitments
Consider how loans, credit cards and other regular payments affect your available income. Avoid taking on unnecessary new borrowing before applying, as this could affect affordability.
Gather your documents
Having payslips, bank statements, identification and deposit evidence ready can make it easier to discuss your circumstances with an adviser.
Understand your budget
Consider how your repayments might fit into your finances if your household costs increase or your circumstances change. Being clear about your comfortable monthly limit can help you make more informed decisions when viewing properties.
You do not need to have every detail finalised before speaking to a mortgage adviser. An initial conversation can help identify what information you need and what steps to take next.
What Other Costs Should First-Time Buyers Budget For?
Your deposit is not the only upfront expense when buying your first home. Remember to allow for the following:
- Solicitor or conveyancer fees: For the legal work involved in transferring ownership.
- Survey costs: To help assess the property’s condition before purchase.
- Valuation fees: These depend on the lender and mortgage product; a lender’s valuation is not the same as a detailed survey.
- Moving expenses: Including removals, transport and essential household items.
- Insurance: You may need buildings insurance, depending on the property and mortgage requirements.
- Property taxes: In England and Northern Ireland, eligible first-time buyers may qualify for Stamp Duty Land Tax (SDLT) relief. Under the rules applying from 1 April 2025, qualifying first-time buyers pay no SDLT on the first £300,000 of a purchase costing £500,000 or less, and 5% on the portion above £300,000 up to £500,000. Purchases above £500,000 do not qualify for this relief. Different property taxes apply in Scotland and Wales.
Eligibility and costs depend on the property, purchase price and your circumstances. Check the current official rules before budgeting or relying on a tax relief.
Can Teachers Apply for a Mortgage With a Partner?
Yes. You can apply for a joint mortgage with a partner who doesn’t work in education. Lenders will assess both applicants’ income, credit history, debts and regular expenses to determine affordability.
Combining incomes may increase your borrowing potential, but both applicants’ financial commitments will also be considered. The amount you can borrow will depend on the lender’s criteria and your combined circumstances.
If your partner has previously owned a property, check how this could affect your eligibility for first-time buyer benefits or Stamp Duty relief.
Case Study
A Teacher Buying Their First Home
Hover over each stage to follow the journey
Stage 01
The Challenge
A teacher was preparing to buy their first home and wanted to understand how much they could realistically borrow. Although they had a regular teaching income, they needed to balance their deposit savings against other financial commitments and the additional costs of buying a property.
They also wanted to avoid committing to a property that would leave them with too little money for everyday expenses once their mortgage payments began.
Stage 02
Our Approach
Everest reviewed the teacher’s income, deposit, regular outgoings and overall financial circumstances to help establish what might be affordable. By considering lender criteria and comparing potentially suitable mortgage options, the aim was to identify a realistic route towards homeownership rather than focusing solely on the maximum amount the teacher might be able to borrow.
The discussion also considered the costs beyond the deposit, helping the teacher understand how legal fees, moving expenses and ongoing homeownership costs could affect their budget.
Stage 03
The Outcome
The teacher gained a clearer understanding of the factors affecting their borrowing options and the budget needed to move forward with a first-home purchase.
With a better picture of the potential mortgage options and upfront costs, they could make more informed decisions about their next steps.
Stage 04 · Broker Insight
What First-Time Buyers Often Overlook
One of the biggest things for first-time buyers to consider is that the deposit is only part of the cost of buying a home. Legal fees, surveys, moving expenses and the cost of setting up a new property can all add up, so it’s important to budget for these before committing to a purchase.
It’s also worth looking beyond the maximum mortgage amount available. Just because a lender may be willing to offer a certain amount doesn’t necessarily mean you’ll want to borrow the full amount. Your monthly repayments need to leave enough room for your usual expenses, savings and unexpected costs.
Understanding the full picture early can help you approach your first purchase with a more realistic budget.
How Does the First-Time Buyer Mortgage Process Work?
The process will depend on your circumstances and the property you intend to buy, but it generally follows these stages:
- Discuss your circumstances: Explain your employment, income, deposit and plans to an adviser.
- Review affordability: Consider your financial commitments and a realistic borrowing range.
- Explore mortgage options: Identify lenders and products that may fit your circumstances.
- Obtain an agreement in principle: Where appropriate, establish an initial indication of potential borrowing.
- Find a property and apply: Once you have a property in mind, submit a full mortgage application.
- Progress towards completion: The lender assesses the application and property, while legal work is completed before the purchase finalises.
An agreement in principle is not a guaranteed mortgage offer. The lender must still assess your full application and the property.
Why Use a Mortgage Broker as a Teacher?
A mortgage broker can help you understand which lenders may consider your circumstances and what information you may need to provide. This can be particularly useful if you are newly qualified, work on supply or have a fixed-term contract.
Rather than looking only at the headline interest rate, it is important to consider the overall product, including fees, eligibility requirements and whether the repayments fit your budget. A broker can help you compare relevant options and explain the differences.
Everest Mortgages offers independent, whole-of-market mortgage advice, helping you explore available options based on your individual circumstances. The aim is to help you make an informed decision about your first home, without assuming that every lender will assess your application in the same way.
If you are planning to buy, an initial discussion can help you understand the information needed and the next steps to consider.
Visit our Teachers’ Mortgages guide to explore further guidance for teachers.
Frequently asked questions
If you’re planning to buy your first home as a teacher, you may have questions about deposits, borrowing, eligibility and how your employment could affect your mortgage application. Here are some common questions to help you understand your options.
Can teachers get a first-time buyer mortgage?
Yes. Teachers can apply for a first-time buyer mortgage, subject to lender criteria and affordability checks. Lenders may consider your income, deposit, credit history, outgoings and employment circumstances when assessing your application.
How much deposit does a teacher need?
Many first-time buyer mortgages require a deposit of around 5% to 10% of the property price. The amount you need depends on the property, lender and mortgage product. A larger deposit may give you access to more options or more competitive rates.
How much can a teacher borrow?
There is no standard borrowing amount for teachers. Lenders assess income, outgoings, credit history, deposit and other commitments. Some eligible applicants may access higher income multiples, but these are subject to specific criteria and are not guaranteed.
Can a newly qualified teacher buy their first home?
Potentially, yes. Some lenders may consider newly qualified teachers with confirmed employment, including certain applications made before a new role starts. The start date, income evidence and lender criteria will affect what may be possible.
Can a supply teacher get a first-time buyer mortgage?
Supply teachers may be eligible, depending on how their income is earned, its consistency and the evidence available. Lenders differ in how they assess agency work and variable earnings, so individual circumstances matter.
Can I get a mortgage on a fixed-term teaching contract?
Possibly. Some lenders may consider applicants on fixed-term contracts, taking account of employment history, current contract details and income. Approval depends on the lender’s criteria and the wider affordability assessment.
Can I apply with a partner who isn’t a teacher?
Yes. Your partner does not need to work in education. For a joint application, the lender will assess both applicants’ income, financial commitments and circumstances before deciding whether the mortgage is affordable.
Do teachers qualify for first-time buyer schemes?
Teachers may qualify if they meet the relevant scheme’s requirements. Eligibility depends on factors such as previous property ownership, income, location and the property being purchased. Check each scheme’s current rules before relying on it.
What documents will I need?
You may need identification, proof of address, recent payslips, bank statements and evidence of your deposit. Depending on your employment, the lender may also request an employment contract or other income evidence.
Can Everest Mortgages help teachers in Brighton and Sussex?
